Yes, I'm the bottom of the chain (FTB) and there are two above me (the person we are buying from and their own purchase). Apprantly me and my purchase were ready, but the top of the chain's solicitors did not respond. The whole chain agreed on Tuesday to a 25th of June completion.

Exchange did not happen successfully yesterday due to top of chain solicitors being uncontactable.Please can a call be put in to top agent asking them to call their vendor ASAP this morning, and asking their vendor to call their solicitor to give authority to exchange - this should hopefully help matters and push things along.Please can you update me to the above.Many thanks
Thanks for the suggestion. The EA never respond to emails (probably because they are only getting paid by the sellers and not myself!), however I will be calling at 9am sharp to say something similar!

Was all ready to call the EA when they emailed me at 9 on the dot! Apprantly they are waiting on confirmation that the top of the chain have signed their contracts! Crazy

Update from me - after 9 days of radio silence from my buyers it turns out they are ready to go and want to complete on July 9th!
They say my solicitor was slow to respond and didn't engage with them - my solicitor is arguing against this point (naturally).
In terms of my purchase I've asked for July 9th too and I've had a chase from the vendors EA - they have been told by the vendors solicitors that they are good to go but haven't heard back from my solicitor, my guy says he has outstanding queries.
It's hard to know who to believe but light at end of the tunnel!1 -

Good morning everyone! Nice to see some people finally had a reply from the solicitors! Really hoping we all get them to do that final push to get us to exchange complete! I'm waiting until 10:30, then I'll call the agent, as I want to be sure he sees the email I looped him back in to yesterday after my solicitor removed him. I really really want to exchange today!

So, quick update from me and a sanity check.
In early May we lost home we'd been trying to buy since November 2020 at the point of exchange. Crushed. Got back on the horse from hell. Offered on another house by end of following week (mid May) - they withdrew from market after 2 weeks of messing us aboutFound yet another house end of May, offer accepted, refinanced, searches and surveys booked (have to wait until mid July for those to come back). Chain not yet complete as vendors have to find property - they seem determined though, so all good. So much adjusting to do - market has transformed since we started out in October 20. House we're buying is much more expensive & of course we laugh as we prepare to sail past our second SD deadline.
Then, yesterday I check in with agent about our buyer. They've been tricky from start, but we hung in there as they sent nearly 50 Qs in an endless stream up to exchange. I had been nervous they were going to pull out as they wanted us to pay their tax when March SD deadline was missed (not by us). No longer nervous as market has changed and we know our house is worth significantly more than their offer. If they mess us about we will out ours back on market. Here's the thing - agent has several buyers waiting for a house in our area and willing to pay more. Do we want to open up to viewings? I discussed with husband and we agree that ethics are more important than pounds (even though we've had to accept that our savings are gone and we can't do work we'd planned on new house for some time, because of upturn in market). Basically, we don't think it's fair to do that to our buyer.
This is where the sanity check comes in. The right thing is the right thing. Am I right?

Another point: when you accepted that offer you had a certain budget in mind, but now the house you are buying is above that budget. I think it's totally acceptable to put the house back on the market to get a higher offer, because the offer you accepted doesn't suit your budget anymore. You have good reasons for that, it's not that you are being greedy, it's a matter of budget.Debt free journey started 30/08/2023:

No, we didn't commit in writing to taking house off market - so from a legal point of view we'd be okay, I agree. And having accepted their offer, we would need to give our current buyer the chance to match any new higher offer. The legalities of it seem different from the ethical question though. That's what I'm struggling with.1 -
I think we are in trouble. It seems the top of the chain have not exchanged because they have requested a surveyor to revisit their purchase to check on something. The solicitors are all trying to understand if the 25th June now is predicated on this surveyor visit. Not good!!
