Hey folks,
So a small update from us but I'm super confused about our timeline now as we still have a lot of tentative items still to go;
We spoke to our solicitors for the first time since appointing them back on the 13/5 - They have received our mortgage offer and will be sending out mortgage report shortly, They are just waiting on local searches to come back and for enquiries to be replied to, They have said completion would be about a week after this (no chain)However we're yet to receive any paperwork from our solicitors, no word about fixtures & fittings, or when we can expect our contracts to be sent. Or any communication about completion date with the EA.
Things seem to be moving fast but a couple of week to complete seems unlikely?
Anyone got any advise on this - or am i just shocked how quickly things are now moving?0 -
The property our sellers were purchasing is unmortgageable! But luckily they have decided to move into rented to not lose us as buyers and to try to stick to the completion date on 28th June. Our conveyancer has requested funds from TSB, we've sent over the deposit and given authority to proceed to exchange as soon as the sellers confirm that one of the 3 rentals they offered on has been accepted so keeping literally everything crossed that there are no more hiccups and it's all smooth sailing. We've been lucky that it's a short (now non) chain and both sets of solicitors have been amazing but my gosh, does this waiting for exchange part play on my nerves! constantly pressing refresh on emails and our online portal of updates!

I'm now waiting for my divorce solicitor to forward me some paperwork to pass on to my purchase solicitor. I know everyone is super busy but it's so frustrating constantly waiting and no one ever answering when you call! I literally need to send this and push the EA to get the sellers enquiries answered and we're ready to go. What's the betting its at least a week before all this is sorted!0 -
@TheTruemans, the fixtures and fittings form, etc. Are usually included in the report on the title which solicitors usually send out when they have all the searches back (as far as Im aware) we had an unusual situation so our solicitor reported on the title before the searches were back and then raised enquiries once she had the searches and sent us copies of everything she sent and received back. You could ask your solicitor if they can do this for you as, providing they've received the draft contract pack, they'll have this information already. Buying a house is such a minefield!0

Update from me my solicitor as promised has sent the contract but has said not to date it so another step in the right direction still no date for exchange but baby steps good luck to all for completion Friday xSlava Ukraini1

@MayMark Sounds like you should be ready to exchange now. We exchanged the day after our searches came back satisfactory. We signed all paperwork beforehand and posted back weeks before exchange, so it was all ready to go. We are now just waiting for completion, which should be on the 28th June!

My solicitor is blaming the vendors solicitor for the delay and vice versa. No idea who is right or wrong, meanwhile I have buyers desperate to move in a few weeks
