We've sent all of the property information through to our solicitors and had the info back from our sellers - everything looks to be in order so far, we have just one point to follow up on.

I guess we're here now! We've had amazing solicitors, and the vendors seem pretty responsive too... However they're still awaiting some final enquiry responses. Once they have that the next step is exchange!
Hoping for next week... Particularly as we're in rented so need to give 4 weeks notice, and of course we all want to complete by the end of June. Wednesday 2nd means we're paying a week extra rent, which is fine. Anything later and it's a bit 😬0 -
Woo! We got a phone call to say we'd be ready to exchange next week, yeah!
So that was good news.
Then the universe realised something positive might happen to us, so it hastily attempted to restore the balance.
Then followed a phone call from our vendors estate agents on Thursday to say our vendor has pulled out of the sale.
We emailed him and apparently he's fallen out with the girlfriend he was living with so it's probably all off.
It's only been nine months of horrendous stress and anxiety, so no real loss 🙄
And since the house was furnished, we've sold all our furniture.
And the kids have started at the school where we were moving to.
And since house prices have gone up, there's nothing in our price range anymore.
And there's no houses near where we were moving to anyway.

@BountyBlink - FOURTEENTH? At this point, you most certainly are a pro. Happy that its all coming together for you! And I defo mirror your sentiment about double checking how fast your solicitor orders searches. I instructed my solicitor to do them right away, that was around mid Jan, apparently the searches didn’t come back until end of march but the search report is dated 8th March, so SOMEBODY is LYING somewhere!!

Small update: solicitor has told me that they are waiting on two enquiries - one is about the use of the front garden as a driveway, they need confirmation of consent from freeholder (it has a dropped kerb so honestly think it will be fine, especially as you can't do it without council consent and my freeholder is the council!!) and the other is about building regs certificates that have gone walkies. See the gag is, the certificate is for a through lounge and removal of two chimney breasts - it's a ground floor flat with a separate lounge and kitchen, and there is still very much a chimney breast in the kitchen - so someone somewhere must have their wires crossed.
Also went to have a look at some kitchens today so I'm well excited about that!!

Afternoon All,
We appear to be back on track - fingers crossed.
Aiming for completion on 25th June, so no time to flap about. Just us part exchanging current house for an already built, show home on a development - the last property available.
Valuation of our home was done last week, valuation of our new home was done yesterday. Hoping for our mortgage to be all approved this coming week. Assuming the 30 odd enquiries the developer has asked about our home are now sorted, we should be approaching exchange, or at least I think so.
Going to measure up at new home this week, and again a week later when all the show home furniture will have been removed.
We'd like to exchange and confirm completion for 25/06/21 by week beginning 14/06 at the latest, so we can sort utilities etc. Removal company are pencilled in.

Vendor has promised the final enquiry will be back on the 1st. Seems very unlikely first dat after a bank holiday. I have lost all faith at this point.DIP 09/02/21

Afternoon, hope everyone is having a good weekend and enjoying this lovely weather. I've still not heard a thing from my solicitor for nearly 2 weeks, his assistant has told the EA our file is with him to review but that was a few days ago. My buyers solicitor is not responding to EA so I asked her to call the buyer which she has done today and did Thursday left a voice mail , r mailed, and text and he's not got back to her. Now 2 days later I'm a bit worried but she's assured me everything is fine. Should I be worried?0
