    So happy to see so many exchange
    or complete! To everyone else we will get there, by hook or by crook! Just all got to bunker down and remain as positive about it and as active as we can to push the train along, and ensure that we are all top of the pile on agents / solicitors desks! 

    So we have a complete chain as of yesterday! 3 properties in the mix (we are in rented) the house we are buying, the house our vendors are buying and then the top which is vacant and chain free (not probate) but they want a quick sale - hallelujah! Thankfully, myself? Our vendor and her vendor are all serial movers (lol) this will be my 14th purchase (I know! I get bored) and the other vendors also bought more than 10 times so we all know the ropes, we all know to not stress the small stuff, know what to get indemnitys for and to be consistent with pushing agents and solicitors in a calm but productive way. 

    They are cash buyers above so that’s super easy. They have also in a matter of 24 hours managed to secure surveys each for next Tuesday (which is amazing) searches ordered for chain free without draft contract so that’s sped that up today. 

    We also applied for new mortgage as our current offer expires 13 June. It took 22 mins with HSBC on the phone to get a new offer. Amazing. 

    So now... let’s see if we can get this done by end of June!!!!

    @justwanttomove - nightmare, how did they not think to tell their solicitors they were buying somewhere else? Have they definitely found somewhere?

    We've sent all of the property information through to our solicitors and had the info back from our sellers - everything looks to be in order so far, we have just one point to follow up on.

    Our solicitor has instructed searches - how do we find out how long they are taking locally? 

    Definitely being led into a false sense of security about how well things are going.
    Go into your local authority website and search for “land charges” department. Should have some contact info on there. I find emailing mine quicker than calling. You can find out search turnaround but better than that you can give the property details you are buying (and any other property in your chain) and they will tell you when searches were received and requested and subsequently turnaround. It’s public information like planning so you don’t need to give your personal details - zero data protection

    Me too, and found out the LA where my property is, is 40+ working days. I just hope my sellers are patient enough to wait for my buyer....

    Super! Yeah, I think it helps managing expectations. Ours in our LA are 1-2 days, out solicitors though used a 3rd company search provider 🙄 after I specifically requested personal searches (ie go direct please!) ignore my request and I waited 5 weeks. I called my LA and they confirmed they didn’t get the request until 9 February (I ordered them and paid in early January!) LA returned the searches on 10 Feb and our solicitor reported to us on 15 Feb.

    i have used to same family solicitors for all my moves until now. BIG mistake! So our broken chains etc means now obviously we are ready and caught up 🙄 big I would have been fuming if we were delaying everyone back in February if the old chain were ready!

    moral of the story... check and double check How your solicitor Orders searches.
