    Seventh Anniversary 500 Posts Photogenic Name Dropper
    I wrote my solicitor to ask if she got agreement and is set for exchange tomorrow and to confirm I should send over the deposit today, and got an out of office. She’s off. Apparently back tomorrow. I’m so annoyed, when she answered “hopefully we can exchange on the 2nd June” she didn’t mention she would be away. I really doubt we’ll be exchanging tomorrow now.
    Debt free journey started 30/08/2023:

    CC1 - 5,151.92 now 5,335.15
    CC3 - 4,166.15 now 5,345.28
    CC4 - 4,625.87 (balance transfer from CC2) now 5,717.24
    Current outstanding: 16,397.67
    Debt free by Jul 2027.

    Challenges:
    NSD Apr 2025 - 7/20
    NST Apr 2025 - 
    #31 1p savings 2025 £32.40/£667.95

    That's exactly how my solicitor has been, it's not only frustrating but really rude too! Hope you can still exchange asap.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Starting week 5 of our purchase process since our offer was accepted. The one thing definitely happening this week is our building survey which is being carried out today. Under things hoped for from this week are: 1) our mortgage offer being approved and 2) confirmation from our solicitor that they've received the contract from the vendor's solicitor.

    We're FTB with no chain, so hopefully this should all be straightforward but this is our second attempt at buying something. Our first was also a no chain purchase but it dragged out into a year and a half long worry with no resolution.  My fingers have been perpetually crossed since our offer was accepted that bad luck doesn't strike twice!
  • I was hoping to exchange today but my solicitor hasn't replied to my email and has his answerphone on. I am reliably informed he is working today though so you never know.. Feeling incredibly frustrated. Both me and the buyer are desperate to complete by next Friday and I really need to know asap so we can get stuff moved into storage and work out where we're going to live post-sale. This process just feels absurd sometimes.

    I agree, the process is totally absurd and the total lack of control is extremely frustrating, especially when you reach the point where everything is sorted and just need your solicitor to do whatever they need to do to make the exchange happen, and they just don’t do it (or maybe they do, and don’t tell you, as I have absolutely no clue of exactly what still needs to be done, all enquiries etc are sorted but who knows what papers the solicitor hasn’t prepared yet?). I also really need to complete by next week, actually I needed to complete by this week, but I gave up on it a good couple of weeks ago. At least your solicitor is working today, mine is off and “forgot” to tell
    me, so there’s still hope that something still happens today! I’ll keep my fingers crossed for you!

    We are also working towards a completion of next Friday ... eek! 

    We are just waiting on 3 outstanding enquiries from our sellers solicitor, but our solicitor has to keep chasing them for everything! 

    Everything else has been sorted, including deposit money sent over... I’m not counting on anything till the keys are with me!

    So now I'm back to hunting for somewhere from scratch and viewing again .
    Really annoyed as couple selling seemed very keen .
    My broker says I won't need a second hard search if via sane lender, hope not as I don't want a credit search to stop me getting approved.
    Did they explain why they were pulling out? That's so frustrating

    Is anyone in the process of buying leasehold ? I’m just wondering how long it takes roughly as we have agreed a price with the land owner. Our searches have started today on the property we are purchasing but purchasing the freehold at the same time.

    My solicitor needs to fill in a very short form and then ring someone to get authority to complete before I can exchange. I don't even mind if I have to do the ringing but I don't know if he's done the blimmin form yet. 

    I suspect he's overloaded with work rather than it being a problem I don't know about, but it's very stressful whatever the reason.

    I am, the problem with Leasehold is things like the management packs and then enquiries to be raised on those... they take forever :( We received the management pack on 30/04 and still waiting on enquiries to be answered which were raised just after. Thought we'd be in by now! So timescales are so hard to judge. Roughly, on a good time scale 12-14 weeks.
