05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only

Congrats to everyone that managed to exchange and complete recently, I keep following this thread just don't post very often! It's now been 2 weeks since I was told my file is on my solicitors desk to be looked at and I haven't heard a peep. EA called last Tuesday and said there would be an update after the bank holiday. Really need to exchange by the 14th to hand in our rental notice so getting frustrated now with not knowing anything 😒0

Good morning everyone, and busy day here I see! On my front, nothing happened yet. Haven’t heard from the solicitor yet, despite my email yesterday and me calling the office with the excuse to check their account details before I send the deposit. I spoke with the receptionist but couldn’t speak with her. In her last email she said if I wanted to I could send the deposit in readiness for exchange, but I haven’t heard anything from her confirming it’s going to happen really, I’m still hanging at that “hopefully” we can exchange Wednesday. I’m torn now, should I send the deposit now or should I wait to hear back from her?Debt free journey started 30/08/2023:

CC4 - 4,625.87 (balance transfer from CC2) now 5,717.24

@laura_lau good morning! we seem to be in a very similar position. my solicitor said the same to me on Friday, and I sent the deposit over in 4 separate payments over the last few days. the money will be stored securely in their client account. I would send the deposit, as you don´t want it holding up anything! good luck1

Today I want to pull my hair out.
My solicitors are going back and forth over the driveway (which is technically the front garden) because there's no mention of a driveway in the original lease, only a front garden. The council is the freeholder and the kerb has been dropped - to drop a kerb you must have the permission of the council. However they are asking for written consent from the freeholder (the council!!!!!) - at this point I don't actually care and I'm willing to take that risk. If the kerb was not dropped maybe I'd fight tooth and nail for it. But you must have the council's permission to drop a kerb and the freeholder is the council - can you see I'm going around in circles here?
Then, the search has come back and there's building regulation certificates which certify a through lounge and removal of two chimney breasts - there is a solid wall that separates the kitchen and the lounge -_______________- so it couldn't possibly be talking about my actual flat. I want to scream - someone talk me off this cliff I'm on.

1. Get a copy of the enquiries your solicitor
have sent the other side (if you don’t already have them)
2. when you have the enquiries, forward them to your agent you are buying through and ask them to chase vendor and their solicitor to reply and ask them in them email to let you know when they have replied so that you in turn can chad rumour solicitor and know when things are getting done.3. If there continued to be a breakdown in communication, you can instruct that your solicitor places you on BCC to any email sent to the other side. This is a good way of knowing when things are getting done.4. A lot of the time, solicitors can do a lot of the work nearer to exchange when all replies are sent back, however, I never sit on my laurels and I have to know what is being done and to use the agents to chase
5. I always keep in contact with my vendors if they have given me their number. My current vendor we are in text communication and it’s sped things up very quickly.0 -

Lovely to hear of exchanges and completions in-flight on here!We are still waiting on the last two enquiries (a boiler cert and electrics cert for the garden office) to come back and then that's it according to my solicitor. It's been 4 weeks now since we asked for those however, and the EA is pretty much ignoring me now. It's all so frustrating and long winded!24/02/21 Looking for a property03/03/21 Offer made and accepted04/03/21 Mortgage applied for through broker05/03/21 Solicitors instructed10/03/21 Mortgage offer provided by lender06/04/21 Drainage and local envirnoment searches back01/04/21 Draft contract pack received by my solicitor, which they are working through...12/04/21 Chased soliticor, told they are going through contract pack and will come back to me. All parties now have their contract packs, so progressing.05/05/21 Enquiries received, two last questions asked of vendor. Chain seems OK according to EA

Morning All,
Valuation is back for our new property, TSB just doing final checks then we should have mortgage in place and sorted.
Enquiries appear to have dried up thankfully, after about 38 questions about our property that we're part exchanging.
Assuming we don't get a last min rush of further enquiries, we should be in place to consider exchanging once TSB are sorted.
Fingers crossed.
In the meantime, i'm driving my husband round the twist by starting the declutter and packing process!
