i did that once to a solicitor that was really bad, 24 hours later we had exchanged lol

Hope there are some positive movements for other this week!Best way is to work out house much they would save in zero SDLT - so say for example it’s £2500 they would save, can the chain above them (inc you) have a conversation to discuss if the chain can absorb their cost of completion can be in July. If just you and your vendor above can you both pay £1250? Etc
If you can’t, then there is no way this buyer in rented could find another property now and complete before end of June, so they would have to pay SDLT on another property in any event. So thei “demands” to dates are slightly a moot point here.I would discuss with your agent to do some fact finding. Really get your agent to explore what your buyer is trying to do here. If they really don’t have the £XYZ to pay ok SDLT then perhaps they will have to walk away. So it will come down to what the chain can do to help them out, or call their bluff and say no and see if they pull out, or find another buyer.So hard for you!!0 -

My update: I left several messages and sent an email to my solicitor yesterday, and no reply until 5.28pm when she replied to my email to say that she hoped to be in a position to exchange tomorrow (today) – hmmmm, ‘in a position to’? Not exactly concrete then. I won’t hold my breath. She also asked us both to send her authority to exchange – are you kidding me?! I’ve been asking you every day for the last 10 days to get it done, what more do you need?! YES, JUST DO IT ALREADY FOR THE LOVE OF GOD!!!

05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21: Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

@Natbag sadly not, I feel really stuck now. Should I email again? Should I call again? Should I give her the time to do some work today and then decide? But then it will be another day of possibilities that passed and nothing happened. Today marks a week since I last heard from her!
