    @Caz_Mnaz - noooo, that's so frustrating. Hoping for a mini miracle for you, or that you can find some way around it.
    @cherrypancakes - so near, yet so far!
    @laura_lau - why do they do this to us?! I would pop in a call this morning, and an email if you don't get to speak to the solicitor directly, then follow up with a call and/or email at the end of the day. That should prompt them. Hopefully! Just be firm and say that you would like an update on your exchange urgently please.

    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.

  • All searches are back for both sale and purchase, all mortgage offers are in, all enquiries have been answered ... yet radio silence from my solicitor! 
    I have the EA of both sale and purchase, contacting me to ask what is going on. I just don´t know. This entire process is so long and painfully slow. Has anyone got any ideas on how I can make my solicitor react to emails?
    The EA of purchase has suggested the 11th of June as a completion date, but as far as I know it´s not up to him to decide?
    Still haven´t heard a beep from our solicitor, my partner has left them a voicemail to ask for an urgent callback. June 11th seems way out of the question, at this rate even the stamp duty holiday seems impossible to reach ... sigh :(

    My update: I left several messages and sent an email to my solicitor yesterday, and no reply until 5.28pm when she replied to my email to say that she hoped to be in a position to exchange tomorrow (today) – hmmmm, ‘in a position to’? Not exactly concrete then. I won’t hold my breath. She also asked us both to send her authority to exchange – are you kidding me?! I’ve been asking you every day for the last 10 days to get it done, what more do you need?! YES, JUST DO IT ALREADY FOR THE LOVE OF GOD!!!

    Really hope it’s today, please, please, please!

    @Josephgousto - I'd be calling twice a day, and also ask your estate agent to prompt them, mine has been so helpful liaising between the parties and nudging things along. If you still get no response, send a firm email and copy in one of the partners. You definitely need them to act before anyone in your chain starts throwing threats to pull out around, because believe me, even if you think they are bluffing that gets incredibly stressful!

    Ok so I was dialing the number to call my solicitor, right after my last meeting of the morning, and an email from her popped up in my inbox. All excited I read it! She (finally, after 2 weeks of promises) attached the contract for me to sign (so she didn't even send it in the post!). Needless to say, I'm putting on shoes right now to go to the post office and post it back with Special Delivery. 
    As usual, she completely ignored my other questions: she didn't say if she received any reply from the 2 pending enquiries, she just said she can propose to exchange Friday if that is what I want, and say if it doesn't happen I will reconsider my options, which is not exactly what I told her to do, as I don't want to go straight to threatening in that way! I wanted her to push to set some dates, since she's never even tried to do that! I don't even know what's the back and forth she's having with the seller's solicitor (if she's indeed having one), as she never tells me anything! I'm not entirely sure what to reply to that. I suppose I'll ponder while walking to the Post Office...

    @laura_lau is the office definitely occupied to receive the Special Del? I.e assuming they are not working from home, otherwise you may find if the postie doesn’t get a response during delivery it will get returned to the depot for collection, I’d be tempted just to post first class with proof of posting.

    Solicitors avoiding the question you asked, nooooooo, I don't believe it lol. Honestly. I'd try get them by phone, or send an email to clarify. Hope you can exchange by the weekend though, good luck!

  • Yet another phone call to the estate agent today asking them to chase up the vendor. There's just 1 enquiry left to respond to which has been sitting with them for the last 2 weeks now. It's literally the only thing holding up exchange/completion. !!!!!!.

    Just had a text message from our mortgage lender to say that the funds will be sent the day before our expected completion date. Eeeeek! Does this mean we have exchanged, or will do today?
