  • @HungryTruck - ah no way, that's ridiculous. How far along are they in that process? If they are just starting, I'd be threatening to walk unless they vacate, have a chat with your vendor and get them to apply the same pressure too. Otherwise, I hope it's not too long for you.
    We don't know how far along they are at this point - although the EA's theory is that they might be close and have decided it's not worth vacating, as they are moving again in the next few weeks. I've already phoned and said it's a game changer if there's a long wait, as our current living situation isn't manageable for much longer! So gutted - these are the same people who were apparently pushing for asap last week!

    Hi all

    Famous last words but I am finding this stage of the house buying process a lot less stressful than waiting for a mortgage offer! Probably because we are FTBs buying somewhere without a chain, as vendor is moving into rented. 

    HomeBuyer survey came back yesterday and all looks OK there, searches were instructed on 14th May and local council website advises 7-10 working days for those so waiting patiently for any news on those + enquiries. 

    Also waiting for our LISA bonus to be paid in so it's there ready for exchange. Feels strange to now have everything out of our hands.

    Urgh, how ridiculous! I don't know why people can't just be upfront from the beginning, it would save so many issues and stress later. Fingers crossed it's close then. I'd still be pushing to make the stamp duty deadline, and possibly offering an incentive to get them to vacate - yes, they might have to move twice in a few weeks, put their stuff in storage, etc, but it is what it is, it's what I've had to do and my ex is now doing to break our chain to allow me to complete before my vendor pulled the plug. It's a pain, but doable.

    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!

    My agent has said they've spoken to every agent in the chain and we've all agreed to go for the 4th....now just a case of getting the solicitors to ruddy talk to each other!!!!

    @UnderOffer yes, the office is definitely occupied, and there's someone to sign for mail during office hours. I've returned it as 24h tracked and signed, so they should receive it tomorrow.
    @Natbag thank you, I've sent her an email to confirm I've posted the signed contract already, and then I posed, once again, very specific questions, with the question mark very visible at each of them. To which she will not reply, as usual.

    That is so awful - commiserations. I'm in a similar place to your vendor but there's no way I'm screwing my buyer over and trying to link up my sale/purchase at this late stage, even if it does mean having to Airbnb it for a bit. Our purchase is supposed to be chain free and if they did this I would be furious. 
  • I'm very much hoping my sale is close to exchange now.. the buyer's solicitor seems happy with an indemnity policy to cover what I believe was the final enquiry and has now asked about the soonest completion date I can do. I'm hoping they wouldn't have asked that if they weren't completely satisfied!
