    DH and I had our buildings survey done two weeks ago and we still don't have our report. It was due latest yesterday (which is a ridiculous timeframe imo), called today for the millionth time and finally hear back: "it's delayed".

    I have no clue what's going on with the solicitor - she hasn't responded to any of my requests for an update for 3 weeks, and whenever I call her PA is "on the other line".

    This is all so ridiculously frustrating.

    Still finding things to worry about, even though we've exchanged. Emailed from our solicitor saying 'she's waiting for the redemption statement, then she will prepare a completion statement'. 

    Quite surprised she hasn't already obtained the redemption statement for exchange - unless it's usually requested again? We complete Friday so I'm a tad nervy about any utter disasters!

    My solicitor won't exchange until my redemption statement arrives - that's what stopped us exchanging yesterday :(

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    I haven't even exchanged and already had my redemption and completion statement..... Bit premature as it turns out 😂

    Yup. It feels dreadfully out of sync. We were only asked to sign the deed of transfer yesterday (!) which I've had to hand deliver back this morning. 

    After the last ten months, my trust in our solicitor is at an all time low - so it honestly wouldn't surprise me if we have any last minute nightmare.

    Our solicitor called yesterday after (unusually) not responding to recent emails.  Have some sympathy - must be very busy.

    Still waiting for local search for our purchase and has to do the mortgage conveyancing from my just issued offer, so probably 1-2 weeks from exchanging.  Developers want us to exchange this week but we can't.

    Gosh, we signed our contracts and deed of transfer about 2 months ago - I don't know whether to laugh or cry at that!

    Thanks really hoping for some positive news today. I'm going to call me EA as they reccomend the solicitors and they usually get back to her when she makes contact. Would just be nice to know what stage we are at. How's things your end now?

    Oh goodness, I hope there is an end in sight very soon! It does feel you're incredible close now (I've been keeping half an eye on this thread as I've become so invested in everyone's own progress!). 

    Update from me... Quick call to our solicitor has sort of put my mind at rest. Apparently they never request redemption certificates before exchange takes place (!) as they need the completion date for the right amount to be given, so they don't envisage any issues. My gut instinct is still iffy, but we're going to have to trust them!

    So I've called the EA again just now, to hear her side before going back again to my solicitor, and she said she spoke with the seller this morning and she confirmed she just sent everything back to her solicitor! So the missing documents from the freeholder should be there, and she also agreed on the indemnity policy!!! So now it's up to my solicitor to review and process as soon as possible. I'm now getting back to my solicitor to let her know this and ask her to proceed as soon as possible. Now I'm dreaming we might still be on track to complete next week, but I know I shouldn't dream too much! 
    Debt free journey started 30/08/2023:

    CC3 - 4,166.15 now 5,345.28
    CC4 - 4,625.87 (balance transfer from CC2) now 5,717.24
    Current outstanding: 16,397.67
