Hi all, good luck to everyone hoping to exchange this week! I've been watching this thread with interest which has been really helping me get through the stress of it all! I am so relieved to say that we exchanged today after a rollercoaster seven months. I'm sure there are more complicated and stressful timelines out there but I post ours below to hopefully give others confidence that it can eventually happen despite all the stress!

02/11/2020 Decision made to sell and move - contacted 3 x EAs for valuations
    16/11/2020 Instructed EA
23/11/2020 Sale property goes on the market
    25/11/2020 Viewings start
28/11/2020 Received offer at asking price
    30/11/2020 Sale offer accepted
    01/12/2020 Solicitor appointed
05/12/2020 Viewing at purchase property, advised by vendors that there will be no onward chain
07/12/2020 First offer on purchase submitted
    11/12/2020 Purchase offer accepted
18/12/2020 We discover our solicitor is not on lending panel for our mortgage provider (despite saying they were)
21/12/2020 Appointed new solicitor who is on lending panel for chosen mortgage provider
    21/12/2020 Mortgage application submitted
05/01/2021 Advised by vendors EA that there will be no onward chain
    11/01/2021 Our mortgage offer received
11/01/2021 Buyer's homebuyer survey undertaken at our property
21/01/2021 Our building survey undertaken at purchase property
22/01/2021 We chase buyer via EA as we have not heard from them since survey - they tell our EA they had pulled out without telling them, don't make it clear as to why and then won't respond to emails or calls
25/01/2021 We relist our property (at reduced price for fear of losing our purchase)
16/02/2021 Vendors confirm they are willing to wait for us to get another buyer, reviewed on a weekly basis
18/02/2021 Vendors change their mind and put their property back on the market
19/02/2021 Offer accepted from new buyer
25/02/2021 Mortgage application revised due to reduced sale price
    08/03/2021 Revised mortgage offer received
09/03/2021 All our queries are satisfied and our solicitor confirms we are ready to exchange on purchase
22/02/2021 Vendors confirm they are happy for us to rejoin the chain
26/02/2021 Buyer mortgage valuation survey undertaken at our property
22/03/2021 Buyer homebuyer survey undertaken at our property
01/04/2021 After over a month repeatedly asking for an update from vendors EA, they advise that there are five entries in the chain above our vendor, including a probate application at the top
08/04/2021 Buyers want to have a structural survey done, we agree to split the cost so that we will have the report in case buyer #2 also pulls out
15/04/2021 Vendors EA says they are ready to exchange as everyone else in chain is ready (which turns out not to be true)
20/04/2021 Structural survey undertaken at our property
22/04/2021 Structural survey report received - no major issues
23/04/2021 Vendors EA confirms everyone is ready to exchange except probate at the top
13/05/2021 Buyers confirm they are ready to exchange
16/05/2021 We hear directly from our vendor that the probate application at the top is breaking the chain, so everyone is ready to exchange
17/05/2021 Buyers request completion on 21/05 but that doesn't work for rest of the chain so we propose exchange on 20/05 and completion on 02/06
20/05/2021 We hear from EA above our vendor that one of our vendors (they are a divorced couple) does not have a mortgage offer, and the other vendors purchase isn't ready as searches haven't been returned
20/05/2021 We hear directly from our vendors that they are going to break the chain so everyone is ready to exchange tomorrow
21/05/2021 We attempt exchange #1, buyer solicitor not ready but says will be next working day
24/05/2021 We attempt exchange #2, buyer solicitor not ready but says will be next working day
25/05/2021 We attempt exchange #3, buyer solicitor not ready but says will be next working day
26/05/2021 Exchange #4 is successful! Completion on 2nd June
02/06/2021 Completion - 7 months to the day since first contact with EA
Wow that’s some rollercoaster you have just ridden! Congratulations! Your timeline looked just like mine... except we have still yet to exchange as chain fallen through AGAIN! Have a drink tonight and give yourself a pat on the back for making it through to the end!!!

Top of chain agreed 4th..... Bottom of chain have agreed 11th... No-one budging 😂

11th is a pain for me as means agreeing short extension on mortgage offer and my other half moving in with friends for a week as he starts his new job so I'm reallllllly reluctant to budge unless someone is literally on holiday or something!

I had such a long day and went home and walked up to my door and then realised I didn’t live there anymore hahahahaha the new people were looking out front window with now curtains up so rather than say I just forgot I sold my house (lol) and look like a complete Dimebar, they cake out and I just said I popped back to see them to wish them well. They looked a bit freaked out Hahahahahaha

We are slap bang in the middle of a chain of 5 movers & 4 houses, all agreed to the 4th June as a moving date having had sale and purchase agreed in early Jan, solicitor has just called and said there's a problem at the top of the chain and no indication of when it'll be resolved by. So deflated to be this close and have the rug pulled put 😭😭

Officially just lost my shiz. Solicitors below me have not agreed the 4th, the chain can't do that day and the bottom buyer isn't even going in to sign paperwork until the middle of next week. Are you KIDDING ME my onward purchase is going to go bloody beserk..... If they don't pull out I'll be amazed, genuinely. If I lose the house we might have to just stick it until prices calm down

    @BountyBlink

That sounds EXACTLY like the type of thing I'd do..ha ha!
No exchange for us today..buyers solicitor says they have to sign a deed on Friday then we can exchange.  I'm worried we'll be waiting til Tuesday. Not holding my breath. Blah.

Evening all, after worrying yesterday about not having exchanged and supposed to be completing Thur 27th May, I chased the EA and we exchanged this morning. I am so pleased - thanks for all advice. We accepted an offer on 13th April (no chain), so its only been 6 weeks and I feel incredibly lucky as I did not expect it to go through so smoothly. Thanks again.
