    I’m coming up to a year since putting my flat on the market... I naively hoped that I’d be moved by last autumn. Haha.

    Evening All, 
    Non eventful day here. 
    I think my solicitor isn't working today and tomorrow - sure a bounce back email said that. She has confirmed she will raise our unhappiness around the management service charge dramas though. I haven't returned any further enquiries until we hear back on that front; I know it won't be changed but an apology and some goodwill is the least they could offer. 
    I've also been trying to fathom why the developer (we're part exchanging) wants a £188 indemnity policy for 'mines and minerals' regarding our property. Just seems to be money for anything! 
    Well done to those who have exchanged - great news.

    @GioSan - did you get a copy on email? I would still contact the lender, it's your name on the mortgage so they will deal with you. Start there, and see how you get on.

    Thanks @Natbag - yeah finally managed to get the copy through the Broker, luckily Lender emailed a copy to the Broker when the valuation was done and they had it in their email. As we crossed that hill we got another one, now the waiting game is on Lender, I called my solicitor to ask what is the delay now and they told me that they are waiting on Lender to give them a green light - basically the house has suffered subsidence 20 years ago (is stable now). This was picked up during valuation and mentioned on the report that valuation was based on considering subsidence. I'm hoping Lender should be okay to release the funds...it's been 2 days since solicitor has submitted their final report to them. So keeping fingers crossed.

    Does anybody else live in fear of their buyer pulling out? I've done this a few times and am finding it exceptionally stressful, even more so this time around. (Relocation)

    Didn't get a wink of sleep last night knowing my seller is going to flip when they hear the latest! I'm just so angry that we're almost being pushed around by the chain when none of this is my fault, it's my buyer who's brought this new awkward chain together!!!

    So stressful for you! I am sure once your seller realised it can be a done deal on 11th they will just agree, at this point it will take them longer than a week to remarket and get to same point. They won’t like it but they will just bend. Bunker down I’m hoping you will have an agreed date today and be ready to exchange.

    An agent once told me a long time ago, so long as there is nothing coming on (or already on) the market that matches your house, age of house, design, sq footage, in your area then it’s very unlikely your buyer will pull out. If they have their mortgage offer, and have started conveyancing etc, just keep an eye on your area and what’s coming on, and ensure that your selling agent is regularly in contact with your buyer. Share your worries with your agent, they are normally very good at keeping a check on the “temperature” of the downward chain. 
    I always say to my selling agent “I don’t want any surprises” so tell them to give me every last detail, including any calls buyers make to them. This will help manage your fears. Keep strong...!

    Our vendors - vendor is looking a lot of properties today. I’m hoping she finds something. I have all the properties that are on market saved to my Rightmove and avidly watching you see if anything goes under offer lol. I Am officially losing the plot! 
    We need to get a complete chain ASAP!
