Natbag said:So, my solicitor should be back from annual leave this morning. How soon should I call her (knowing it's likely she won't be taking calls while she 'catches up'). If we don't exchange in the next day or so, we are going to struggle to complete on time, especially with next Monday being a bank holiday. I just want to exchange, moving vans are already booking up, and I just can't get excited until it's all nailed down.0

Does anyone know how they do this, is it simply a phone call or is it an email conversation. I just want to know as an email will be a few days wait where as a phone call should be quite a quick response right? We have a 1 year old and not much time to pack and just really keen to understand if exchange is soon or in a month or so.
In that case, they are talking to you and then putting a note on file, so it's the same principle. They may not need to follow up an email confirming the telephone conversation to you if the conversation is not of a legal nature. All telephone conversations between all the solicitors, council, lenders, land registry, man co etc do need written confirmation, which is why solicitors do not phone each other, unless it's to exchange or complete.0 -

I booked a man and a van but thankfully they were fully refundable if it all falls apart!!!0 -

Same @Caz_Mnaz - thank you. I've booked vans now as availability was low on that date, and I needed one for me and one for my ex to get him moved out too, but they can be amended/cancelled if necessary. Also booked broadband, as we need it for working from home, but again that can be pulled if it doesn't go ahead. Still hovering over the buy button on a dining table, as it's a 2-3 week delivery, but I daren't until we exchange. So if we move on time, it's going to be carpet picnics for a while!Property buying/selling timeline - currently into week 21

So to recap - my GF and I are selling our respective houses and buying a new build. My GF's sale fell through a couple of weeks ago - the buyer couldn't get a mortgage and refused to communicate at all. So I applied for a mortgage to cover the difference whilst she re-listed. In the meantime, my own sale is nearly ready to exchange and she's had a few viewers but no offer yet.
This morning I got notification that the mortgage offer was issued (though not got it yet), which means we can proceed. All good news - but suddenly my GF's buyers solicitors have re-surfaced and raised a load of questions - having repeatedly refused to communicate in the last few weeks with the EA. We don't know if he's even got his mortgage offer.
I think we are minded to go ahead with my sale plus the mortgage route and not continue with the buyers and try and find new ones - they are from overseas and given the way it's all gone, who is to say they won't pay the deposit and then just disappear before completion?1 -

A little update from us. We called into our solicitors first thing morning to return our signed contract and mortgage deed. We put a completion date forward of the 3rd June. It be may be too soon, but we figure the seller will see we're keen to complete quickly and if they can't do the third, they'll put forward a date around this time hopefully. The property we're buying is empty, immediate vacant possession so hoping first or second week of June. Fingers crossed and good luck to everything for good news this week.0
