    Contract and mortgage deed witnessed and signed so will return these on Monday and hoping to set a completion date for second week of June (chain free and vacant property) so fingers crossed!

    Meeting our solicitor on Tuesday so he can report to us on our purchase, get everything signed and ID provided. Believe if we’re happy with everything, exchange can be agreed and the vendor wants to work towards completing on 23rd June. 

    It’d better not count my chickens before they’ve hatched, but if this all comes off to plan, it’ll be around 14 weeks since offer, which isn’t bad considering I was anticipating it could get sticky due to various quirks and had planned the finances around missing the first stamp duty deadline.

    My solicitor contacted me yesterday to say that she now has our signed contracts and her next step is to check with the rest of the chain on where they are with their paperwork so we can push towards exchange. Does anyone know how they do this, is it simply a phone call or is it an email conversation. I just want to know as an email will be a few days wait where as a phone call should be quite a quick response right? We have a 1 year old and not much time to pack and just really keen to understand if exchange is soon or in a month or so. 
    From my experience constant emails... Why they can't just pick up the phone is beyond me!!

    Congratulations to those that have keys or have exchanged!!! 

    Just as a completion date of 11 June was agreed by all the chain, the top link has had to pull out due to major problems on their purchase which is totally understandable- sellers kept something huge hidden which was uncovered in searches! 

    Soooooo that’s it. We won’t hit stamp duty 🤦🏻‍♀️ Grrrrr. Chain needs to reform. 

    Mortgage offer expires mid June so we may as well just get on with a new mortgage application now and sit not so patiently, waiting for two links above to find another property! 

    I don’t know whether to laugh or cry at this point!!!  :/
  • So our buyer who pulled out came back with a lower offer, based on the fact there is some work they would like to do to the house (we're talking a stud wall to split two rooms, so very much like to do, not need to do).

    My view is that the layout hasn't changed since they made their original offer so I'm not even going to entertain it. Plus the amount they want off is several times the cost of the work they want doing.

    They are either naive about what having an offer accepted actually means or negotiating on the basis that we are somewhat reliant on them now we have a mortgage offer.

    Seriously. The amount they've messed us around in the space of 10 days is ridiculous. I'm not even sure I'd accept the original offer from them now.

    The house is back on the market so it's a waiting game again and just hoping the house we've offered on will hold on for us (no onward chain, we offered asking and it's been on the market a while...)

    Now to work out how to reply to their offer email without being rude...

    I think that the wording of your reply depends very much on whether you still want them as a buyer.

    Given what you've said about their past behaviour, not to mention their lower offer, it doesn't bode well for selling your house to them, IMO. If it were me, the reply would be no more than two or three words . . . either ending in "off" or "thank you", depending on the strength of your feelings and how polite you wish to be 😊

    Hi. Long time lurker here 👋 We are getting closer to exchange and completion….🤞
    After speaking to our Solicitors secretary on Friday,  Everything is in place, bar waiting for a deed of variation (which we have signed and sent back to our solicitor to forward to the sellers solicitor to be signed by (the solar panel company rep?) ) due to having solar panels that need to be placed in our name once we complete. 
    However, We haven’t signed the contract yet so also waiting for that to come through. 
    We are moving out of rented accommodation (nothing to sell) and buying a house which has been empty since Nov 2020- so both we and the sellers keen to complete ASAP - before we have to pay another months rent, due June 19th. 
    Am I being too optimistic that this could all happen before mid June?
