    Hi. Long time lurker here 👋 We are getting closer to exchange and completion….🤞
    After speaking to our Solicitors secretary on Friday,  Everything is in place, bar waiting for a deed of variation (which we have signed and sent back to our solicitor to forward to the sellers solicitor to be signed by (the solar panel company rep?) ) due to having solar panels that need to be placed in our name once we complete. 
    However, We haven’t signed the contract yet so also waiting for that to come through. 
    We are moving out of rented accommodation (nothing to sell) and buying a house which has been empty since Nov 2020- so both we and the sellers keen to complete ASAP - before we have to pay another months rent, due June 19th. 
    Am I being too optimistic that this could all happen before mid June? 


    Possibly too optimistic...but those last few things can sometimes take a couple of days OR months!! All depends on your solicitors and how much you chase! If it is empty...is there any way you could move into it early if vendors don't mind?

    So our buyer who pulled out came back with a lower offer, based on the fact there is some work they would like to do to the house (we're talking a stud wall to split two rooms, so very much like to do, not need to do).

    My view is that the layout hasn't changed since they made their original offer so I'm not even going to entertain it. Plus the amount they want off is several times the cost of the work they want doing.

    They are either naive about what having an offer accepted actually means or negotiating on the basis that we are somewhat reliant on them now we have a mortgage offer.

    Seriously. The amount they've messed us around in the space of 10 days is ridiculous. I'm not even sure I'd accept the original offer from them now.

    The house is back on the market so it's a waiting game again and just hoping the house we've offered on will hold on for us (no onward chain, we offered asking and it's been on the market a while...)

    Now to work out how to reply to their offer email without being rude...
    Sounds like they've realised they can't get anything better, did they ask you via the EA? As I'd just let them deal with it. We had an issue with our buyer who wanted a stupid amount of money off after a survey and I just said to the EA, just ask them do you want this house or not, because by then I'd had enough. It seemed to do the trick. For now anyway lol. Good luck

    Thank you. There is a very good chance, as we do know the vendor.
    Our solicitor seems to be on the ball, and I am planning on calling him again Tuesday if we haven’t received the contract by then.  Vendor is also chasing their solicitor re; deed of variation, so between us are keeping on top of things (I hope) I think it’s the not having a date to work to that I’m finding hard. I’m normally very organised, but it’s out of my hands….and there’s no time off to be had at work until 18th June 😳

    Then it could still take months. The company who own the panels have absolutely zero obligation or motivation to sign the deed of variation, they will eventually get round to it when I've finished measuring this piece of string....

    Ha! I'm feeling EXACTLY the same...we've been trying to move since early Jan, first buyers pulled out just before exchange. We are hoping to move the week starting the 7th of June but we are on holiday the week before that one with our 2 young children...so we have this week to pack everything and hope to exchange! Our mortgage offer runs out on the 20th. Sometimes I wish I could just do it myself!! Not having any control is horrid!!

    I’m not sure that’s not true. I always call my solicitor as they rarely reply to emails and they tend to just type up a telephone note of the conversation.

    @amyr – massive congratulations! So good to see any long-timer on here over the line at last, I’m so pleased for you!

    @amandacat – that’s fantastic! Awesome the place was so clean too. Enjoy your new home, so happy for you too!

    @Drem1992 – hope you get a better update soon, ouch on the chimney stack. Maybe hold off on any more surveys/inspections until your seller can give you something a bit more definite on timescales.

    @Caz_Mnaz – hoping you get some good news and can exchange early this week – really hoping we can hand hold through exchange and completion together!

    @Oden33 – It’s with Direct Line, always had a great experience with them when I’ve needed to use the home emergency cover, and they always come up a good price for me too.

    @Fiesto88 – hoping you get to make that date, that wouldn’t be bad going at all!

    @BountyBlink – oh no way, I’m so sorry. The house buying process here is just ridiculous, it needs total reform. Hope the chain is complete again soon and can move quicker.

    @Justonemorecupoftea – how cheeky. I think you’re right to find another buyer, they just sound like they could be difficult at every turn.

    @ironedout – it depends on that deed of variation. My chain has been held up for months for one of those, not over solar panels though so hopefully yours is less complicated. I would check with your solicitor what needs to be done with that, and what the likely timescale is.

    @naomibm – yep. Quite like the weekends as it kinda takes the pressure off knowing that nothing will happen for a couple of days, them Monday I’m highly strung again!

    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion

    So, my solicitor should be back from annual leave this morning. How soon should I call her (knowing it's likely she won't be taking calls while she 'catches up'). If we don't exchange in the next day or so, we are going to struggle to complete on time, especially with next Monday being a bank holiday. I just want to exchange, moving vans are already booking up, and I just can't get excited until it's all nailed down.
