    Third Anniversary 100 Posts Name Dropper
    My buyers visited today with their 'friend' who as I suspected is a builder.   They are looking to extend the property.  I had a good chat with them and they said they are ready to exchange.

    My mortgage valuation for our purchase was done yesterday and valued at the purchase price.  However, it is now back with the underwriters as I have agreed to repay unsecured debt on completion and this needs to be manually reviewed and then keyed into the offer.  So I won't find out for another few days.  Developer has extended our exchange deadline by 3 days (I asked for 3 weeks) to next Friday, but I don't think we will make that.

    Yep, this is the third time in as many weeks. The last two times, nothing has happened, as apparently there isn't another fee-earning solicitor who can deal with her cases. This time, she has apparently left the urgent exchanges/completions with a colleague to sort, but we are on the list to review Monday, rather than today or tomorrow. SIGH!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    I'm taking silence as good for once! Hoping people at the top just blowing off steam... If the person my seller is buying off pulls theirs off the market though then I think my purchase will also get pulled....

    Think I might need to message my vendor, just to thank them for agreeing to the completion date and reassure them that we are ready to exchange but my solicitor is on annual leave until Monday, so I will push again then. They seem to be ok for now, but I said I'd keep them updated and I don't want them to wonder why nothing is happening and message me first.

  • I messaged a while back to say the top of chain were being a nightmare and holding us all up as they hadn't found anywhere. They are moving to a new area and have finally agreed to move into rented! Woop! We have been waiting 12 weeks for them to make the decision. We have signed our contracts for sale and purchase and returned them. The buyers below us are FTB and are ready to go, we are ready to go with our purchase there is just 1 outstanding query about land. We are just hoping our vendors and the top of chain have already started the paperwork so that we can exchange soon and hit the end of June deadline. Our solicitors and the house above and below us solicitors have been amazing, so fingers crossed.
