    All searches are back for both sale and purchase, all mortgage offers are in, all enquiries have been answered ... yet radio silence from my solicitor! 
    I have the EA of both sale and purchase, contacting me to ask what is going on. I just don´t know. This entire process is so long and painfully slow. Has anyone got any ideas on how I can make my solicitor react to emails?
    The EA of purchase has suggested the 11th of June as a completion date, but as far as I know it´s not up to him to decide?
    As far as I know the dates should always be confirmed through the solicitors, so the EA can suggest but that doesn't mean that the negotiation should happen between you two. My solicitor has actually prohibited me to talk dates at all, as she is refusing to even mention a potential week until she receives satisfactory answers to the remaining enquiry + the outstanding certificates from the Management Company. I totally relate with your feeling about the solicitor, I know she's working in my best interest (well, I don't really know what she's doing, so I hope that's the case!) but it's virtually impossible to get any answers from her without chasing constantly. She's become a little bit more reactive since I've been chasing her every other day and I've told her that I really have urgency to set the dates as I will have to give notice to my landlord in a matter of days. But this useless back and forth about enquiries has been dragging for 3 weeks now!

    @Caz_Mnaz - nooooooooo! How ridiculous! I'm sure your vendor will wait, it has to be quicker than starting over. Hang on in there.
    @amandacat - so pleased for you, congrats! 
    @Justonemorecupoftea - no, I wouldn't mention it, you don't have to. It's down to the buyer to check these things - that's the way the English house buying system works. 
    @KarieX4 - urgh, so annoying. It's happened to me twice, both times as the seller so we've had to renegotiate on our purchase to try and minimise the financial loss.  If you're the buyer than you are in the stronger position and stand to save some money. 

    Hope everyone else gets some positive news and progress today.

    STILL not heard from my solicitor about when we will exchange so I'm going to call her shortly. 2 weeks today is our agreed completion date and I'm worried it's going to take a week to draw down funds etc and all 3 solicitors involved seem to be so slow as well, so time is slipping away.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Ah. So first see if it can be appealed (unlikely), see if the buyer can make up some of the shortfall, and then see if your vendor can meet you half way. Good luck!

    Been told to give her a call on Monday.

    @natbag oh no! so sorry! but that feels so wrong! They shouldn't hold up their client's exchange just because someone is on annual leave!!! I'm truly shocked!
