Woke up early this morning after another bad nights sleep. I’m meant to be exchanging today but didn’t hear anything yesterday and I’d emailed my solicitor on Tuesday morning a question related to the exchange but didn’t get a reply on Tuesday or Wednesday eek

Hope things go well for everyone today.
Saw an email in my inbox from the Estate Agent and had a moment of panic after the failed attempt to buy few weeks ago but it was just saying the house is now completely empty, survey happening next week and then things should all being well go quite first. Don't think I will get rid of this slight knot in my stomach until we have completed though.0 -

I had a positive update from the EA yesterday - our vendors met the tenants of the house they're moving into, and it sounds like they'll be moving out some time next month (which is good of them!) so fingers crossed. Now it's just a case of trying to get my lawyer to answer my emails! I'm assuming it's normal to have no idea what's going on and never get responses to emails?

Thank you !One thing to note about tenanted properties is that they never go to plan, see my (8 month) timeline!Was told in initial viewing they be out by xmas 2020, it was only after they accepted my offer i was told they'll be paid to leave in Feb, then later on said actually their tenant agreement ends in May and will be leaving then!Maybe ask them to check notice has been served and if they've secured a new rental property.Best of luck1 -
What a nightmare
Yeah, I was not happy at all when our vendors said that they were buying something tenanted. I know that it could still go horribly wrong. From what I've heard (who knows if it's true) the tenants were served notice in Jan. I'm not sure whether it's reasonable for us to ask whether our vendors have seen the S21 for themselves... I guess their purchase is their business? I'd asked the EA to find out whether the tenants have found somewhere to rent & handed in notice, but come to think of it, once again he's managed to dodge the question so I guess the answer is "no". Boo!

Morning all, i am new here, have been lurking to get some comfort from everyones experiences. its nice to see that this is a stressful process for most people as i am struggling to keep it together. @Caz_Mnaz - its usally when you expect the doom news you get the opposite, stay positive.
really pleased for all those making good progress. my current situation is that we have had a down valuation and have had to renogtiate the sale price, didnt see that one coming. oh well staying positive still1 -
All searches are back for both sale and purchase, all mortgage offers are in, all enquiries have been answered ... yet radio silence from my solicitor!
I have the EA of both sale and purchase, contacting me to ask what is going on. I just don´t know. This entire process is so long and painfully slow. Has anyone got any ideas on how I can make my solicitor react to emails?
The EA of purchase has suggested the 11th of June as a completion date, but as far as I know it´s not up to him to decide?2
