    @amyr I am so pleased for you, finally it’s coming together.

    I’ve not heard anything from the solicitor today, I really hope no news is good news. I believe exchange is tomorrow based on my update yesterday with completion on Friday but we will see what tomorrow brings. I’ve now paid for a van for the weekend for getting things from storage, all feeling real now but at the same time it’s too early to count my chickens and I’ve got pictures of having to cancel the van! 
    I’ve truly had a saga the last few months- house went on the market, lost first buyer, got second buyer, then went into lockdown so couldn’t view an onward purchase as we were relocating 400 miles away. Agreed to break the chain and move into a rental, family viewed rentals due to distance for us, exchanged end of January and was due to sign a rental contract that day. Landlord pulled out on the day leaving us imminently homeless, couldn’t secure another rental, had to move stuff into storage and move in with family. Couldn’t find another rental so offered on a no chain property to move quickly. 4 months later we’re still living with family!!

    Update from me:
    We were meant to complete last Friday but the chain weren’t sure they could draw mortgage funds in time. And decided that the 21st would be possible but not definite. 
    Monday came and I asked my solicitor for an update, who said she would chase. Tuesday afternoon and I got a phone call from both EA and solicitor saying top of the chain was ready, just need the middle to confirm they can get their mortgage funds in time. Slight hope returned 
    Today - phone call at 10am to say the middle of the chain needs 5 working days. I was really disappointed and sat for an hour just festering in it. Then at 11am she rang again and said their funds should arrive on Friday and completion may still be possible. So we’re back on. 
    My solicitor has requested my mortgage funds (she said 24 hours was enough notice) and said we’d hear back either today or tomorrow (I haven’t heard back today so im assuming tomorrow). I don’t know why but I’m just so anxious about something stopped them being drawn down. Anyone have any insight into what they ask the solicitor when they request them? 
    So the van is booked, I can finish packing and not sleep for another two days. 
    I’ve been on edge for the last three weeks and I’m running on fumes. 
    A positive the EA has been lovely and really enthusiastic in all communications and what I’ve asked of her, even though I’m not paying her ha!

    That’s good news NAC2809, I’m wondering the same myself about the mortgage being drawn down and any final checks. I checked my credit reports and there have been no further credit checks from the lender at the moment- no idea if a further credit check is done? 
    The EA selling the property I’m buying has been useless. I’ve only spoken to them twice in this process and that’s because I’ve asked them to chase things with sellers solicitor, otherwise they would have done no sales progression. I wouldn’t even be surprised if they don’t contact me about key collection and I have to chase it! They didn’t even do the two viewings I had, seller did both. Hope they’re not paying much as the EA is useless.

    This buying and selling is emotionally draining. I don't think iv ever been this anxious.
    Two weeks ago we were waiting on the last enquiries..  and we are today still waiting.
    The June deadline is etching closer and losing my temper with agents is getting me nowhere.

    I feel drained. We had one buyer pull out before Christmas so the nerves that it'll all fall apart are so very real for me :-( 
    This thread gives me hope that one day I'll be waiting to complete!

    Me too. I'm just a big ball of anxiety. Surely if you've waited this long you wouldn't pull the plug at this stage 😭 going to be some long sleepless nights!

    Only if you let it be draining. One of the best pieces of life advice I ever had was to not worry about things which you have no control over.

    Thanks, the first company to do a video call quite tells us we need 4x luton vans!!! I didn't think we had that much stuff but DH did the call and I do think it looks like we have more than we do as there are half packed boxes in various places infront of empty cupboards.

    We are hopefully now going to complete pre 30th June so that LTT saving will offset the higher than budgeted cost which is a help.

  • So one of the 4 storey town houses up the road from us sold a little while ago. We suspect to a developer. We know there won't be anymore HMO licences on the street and there's nothing on the local planning portal...yet

    We've already done the Property Information Form (for our buyer who pulled out) but if we get a letter from the planning dept before we exchange do we have to tell any future buyer? It's 4 doors down to so noise won't be an issue, but parking is already a challenge on the street so potentially might put someone off...
