    @FTB_Help - congratulations! Fantastic news after such a long journey.
    Solicitors sitting on emails/actions for weeks is one of my biggest bugbears in this process. I know they're busy at the moment, but it's so frustrating.
    STILL waiting on my solicitor to tell me when we can exchange, after she completely ignored the question yesterday. Everyone is good to go, the completion date is agreed, what the hell are we waiting for?!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!

    I emailed my solicitor twice last week, I'm still waiting for a response. I took the advice given on here and asked questions about what enquiries were outstanding. I don't know whether to email again or just wait and call tomorrow 😳 congrats to everyone that has exchanged or completed recently! Really hoping it will be us soon!!

    @laura_lau I'm expecting to need an indemnity policy for some electrical work done on our bathroom a few years ago for which I've (most annoyingly) managed to mislay the electrical safety certificate. I tried to pre-empt this by mentioning it to my solicitor when we submitted the property info forms and asking if we should just get one immediately - she said to wait and see if the buyers' solicitor asked for one and that if we do need to purchase one, it won't hold anything up. Also, when we bought our current house, our solicitor made the vendors get one for the lack of FENSA certification for new windows, and as far as I could see from the toing and froing, it didn't delay things. I also had one for a leasehold ground rent issue when I sold a previous property. The impression I've been given from all three is that these policies are very standard and can just be purchased pretty much instantly - hope I'm right and that it's the same for the policy you need too!
    We had new glass put in one window on the house we sold a few months, we had also had a new electric shower fitted. Admittedly both were done without the proper FENSA and electrical certs but we resolved this really easily with an indemnity insurance and the buyers raised no issue with it. The insurance covering the lack of FENSA and electrical installation cost £14 and didn't hold up the sale.

    From 5th April to yesturday was just waiting for today!

    Completing next week, other than the final viewing this morning, the last time we saw the house was end of September!

    @amandacat thanks, that's also reassuring.
    My solicitor chased again yesterday and got a reply from the seller's solicitor (for the 3rd time) which is not satisfactory, again. Basically they keep saying it was already like that when the buyer purchased it, so it's not her fault. I called the agent now and told her about a couple of outstanding documents from the Management Company and this enquiry, and told her I am being advised by the solicitor on this as I don't know the details but my solicitor thinks it should be easily solved by agreeing for an indemnity policy. She said she would call the seller now and see. I don't understand why can't they just solve it this way, as it seems pretty standard practice and shouldn't be taking all this pointless back and forth? 3 times replying the same thing feels a bit too much!

    Haha, thanks. Yes this is the problem with purchasing a home with tenants in.
    Tbf the last 4 months was just waiting for the tenants notice period.
    So not as stressful as others (other than worried the tenants might leave past 18th May!)

    This feels quite familiar to me, but from the seller side. I don't get the impression that everyone involved in the process is terribly solution focussed..

    Yay! I would love to say I'm not far behind but hope is evaporating quickly. Ready to exchange for nearly a month and total silence again......

    This feels quite familiar to me, but from the seller side. I don't get the impression that everyone involved in the process is terribly solution focussed.. 
    Right?? I feel like the solicitors can go on forever answering and replying the same thing, without any progress on that! I really hope the EA, being rather practical and certainly solution focused, might be able to convince the seller to tell her solicitor to find a solution everyone is happy with! I can't believe we are wasting weeks just like this.
