    Update from me-solicitor phoned me today to confirm they have received my deposit funds so that is a weight off my mind. My solicitor is hoping to exchange Wednesday for completion on Friday. He said he is just doing the final checks-whatever that means eek
    I checked my credit report and no further credit checks have been done by the lender yet.
    I put another thread on this forum as my mortgage broker company are stressing me out, all of a sudden they are sending me home insurance quotes despite me telling them it is set up and the policy is with my solicitor. Plus they are telling me I have to sign a disclaimer that to say I declined income protection/life insurance but they are based on quotes I had no input into as I declined to speak to their insurance advisor and I prefer to set insurances up myself. 
    I was stressed enough without a sudden flurry of emails from the mortgage broker company!

    Morning everyone, and more good news in the thread, I'm so happy for that! It also makes me more hopeful my enquiries are sorted soon. Latest update on my purchase:
    • Signed mortgage deed and posted back to solicitor 1st class this morning (she still hasn't sent me the contract to sign, though)
    • LPE1 received. Documents about building insurance, fire assessment, asbestos survey, service charge statements are marked as "enclosed" in the form, but the seller's solicitor said they are "to follow". Annoying.
    • One enquire still outstanding since a month (about an opening in the kitchen wall done by the previous owner, so the current owner doesn't have documents to demonstrate permission was granted by the freeholder.) This one is worrying me, as I have a feeling might hold up everything.
    All the rest is ready to go. Got an email from the EA yesterday asking me to confirm if I have received my mortgage offer and if I am ready to exchange asap, and I replied yes, I have it, and I am ready to exchange as soon as the outstanding enquiries are satisfied, and that I tried to call her on Friday to see if she could chase the solicitor! My offer was accepted on 22nd January, so I'm getting really impatient now, I can't afford to miss the June Stamp Duty deadline!

    Rant alert (but maybe this will help some of you) 
    Did you know you can find out how long your Local Authority takes to do searches? You’d imply call them & ask for their land charges department and they will tell you their turnaround times. 

    So our LA is 1-2 days - yippeee! (You would think) only a hurrah though if your solicitor applies for them directly. Many solicitors use personal search companies and off load the work. So what does that mean? Well... that’s when “how long is a piece of string” because, if your solicitor uses a 3rd party search company, They also have queues and turnaround issues. 

    So today I call our LA and ask if a search has been done on the house our vendor is buying - also do you know that search requests are public information so you can find this out just over the phone, and you don’t need to give any personal details of yourself to do this. 

    Our vendors told me that their solicitors applied for searches on Friday 7!May. The LA confirmed this and said they received request on 10 May and returned the searches on 11 May. 

    So then, I ask about our vendors vendor purchase 😩🤦🏻‍♀️ lA advise they still have had no request. So I can only assume that this vendor is blissfully unaware that they applied for searches on 10 May and they still have not been done. So obviously this vendor solicitor using a 3rd party search company. 

    It’s so frustrating, I could scream!!! Will call next week and if the LA still have not received the request I will be calling the agents above and telling them to get that vendor to apply for searches direct. Will only cost £15 so they need to just get this done!

    Does anyone else get a sense of dread every time the estate agent rings?  I missed a call this morning and trying to get hold of her - but just so worried it’s bad news.  Buyers mortgage still not confirmed after six weeks!!!

    Yes I do!!! Every time and they never answer when I ring them back! I always fear it's bad news! I'm a buyer, so on the other side of you, but the dread is definitely there! It also drives me insane that not only she never calls me back, but she never replies to my emails (I usually only try to call and send an email when she called me and I couldn't answer, so why wouldn't she reply??)

    We are also towards the end of the process (we that's what I think :smile: )) - The only hold up is the completion certificate on the extenstion done 21 years ago, the work was inspected throughout but no final inspection. Reaching out to council to arrange an inspection seems like a dream - they are not responding on any channel...I think we will wait for one more week and then agree a sale without it...dont want to loose out on the end of June date! I think need to make some compromise.

    Not much of an update here. Trying to get through to our solicitors for an update as we're waiting for the draft contract, all the forms, paperwork, letters etc. Were advised last week these should be ready this week so I've been ringing and emailing to see if these are ready so I can go and pick them up as we're only a few minutes away from their office, but not having much luck getting through. Good luck to everyone for good news this week x

    I'm still waiting for the third and last party in the chain to get their solicitor to confirm the agreed completion date. I've asked the estate agent to get them to proactively prompt their solicitor to reply to mine with consent. Then I will be hassling my solicitor every day to exchange until it's done. I can't understand why something that could be resolved in a 30-second phone call takes a week to do by email.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
  • Can't get through to the EA about whether the buyers have actually pulled out or not. I really want to get a plan of action in place.
    Plus I've not told our sellers or solicitors yet (didn't want to come across as flakey, just in case they decide to carry on with the purchase) which I'm not looking forward to. Hoping the seller's won't mind too much as they are chain free and we're apparently not in a rush.
