    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed

    @n0438  I really hope you find something, we had massive issues when we sold as we were moving 400 miles away and were in the middle of a lock down. In the end we had to get a man with a van-3.5 tonne luton. We got rid of so much stuff thinking it wouldn't all fit but surprisingly there was tons of room left and we could've took a lot more. 
  • Sorry some of you are still going through so many ups and downs. This really is so horribly stressful. Everything seems to have stalled both sale and purchase wise for me and I have no idea what is happening. I put some music on earlier to try and calm myself and the first song that came on was "Sitting in Limbo" by Jimmy Cliff followed by "You can get it if you really want" I didn't know whether to laugh or cry.

    Sale: after chasing for days my solicitor finally updated and told me there are 8 enquiries still outstanding with my freeholder (a Housing Association). Last week she told me there were just 3 and so another 5 have just appeared out of nowhere. I asked for the list of questions and my heart sank as I know some of them may take them a while to answer. On the other hand some are ridiculously mundane ones I answered weeks ago ("where is the bike storage located") but apparently the buyer's solicitor wants those answers officially in writing from the HA.

    Purchase: after pulling out on the purchase of a problematic house with a dodgy seller, I viewed several over the weekend. The EA for one of them has sent an e-mail today asking me to confirm my interest by the end of today with my offer and other details. I don't know if this was an error but he managed to attach e-mails from all the other interested parties with their offers, bank details, mortgage in principle information etc. Good job I'm not interested in the property as not sure if this EA is unethical or incompetent! The last house I viewed is potentially of interest, I need to put an offer in but I'm wondering if there is any point when my sale is so up in the air..

    So much good news between Friday and now! Congratulations to all who have completed and who have completion dates agreed and/or exchange has happened!
    I have some news since I wrote on Thursday, but as the LPE1 form has been sent to my solicitor already, which is good. She is still waiting for the "documents to follow the form". Then there's 1 enquiry still not resolved, which now worries me a bit because it might end up holding everything up (I was hoping to exchange by next week and complete by the first week of June at the latest). There's a wall between the kitchen and the living room, and some time before the seller purchased the property in 2000, the previous owners made an opening in that wall to create a passage from kitchen to living room. We've enquired about permits for those works and especially the permission from the freeholder. Seller replied she doesn't have these documents as it was like that when she purchased it. My solicitor says it is not good enough, and they should provide at least the permission from the freeholder and a proof to document that is not a weight-bearing wall, which should have been provided before making any kind of changes there. She said that, if they don't have them, they will have to provide me with an "indemnity policy to cover breach of the covenants contained in the lease". I'm afraid this will cause a delay? Am I being too picky being fixated with this? I am planning to close that wall anyway, but I'm afraid if something happens then I will have to pay whatever fine and/or damage/additional costs. Any of you have experienced this?

  • I’m feeling like things are going round in circles at the moment and I will never get to exchange. Today, five months after the offer was accepted, my buyers solicitor asked for evidence of planning permission for the block. Which was very easy to supply, since it is publicly available on the councils website.. baffling. 

    Slightly less straight forwardly it turns out the developer didn’t pay all the financial obligations set out in the section 106 agreement. Apparently they owe the council over £50k. My reading of the agreement is that leaseholders can’t be held liable for this, so am waiting to hear if that satisfies the buyer’s solicitor. 

    Will that be the end of the enquiries though?! I sincerely hope so.

    EA is going back to see if it's a definite. We've offered to pay to rectify the thing they're pulling out over but not holding my breath. Better get the house straight for more viewings.

    BIB - this is my story too.  Buyer had received all responses back from my solicitor, now there are another 6 enquiries some of which have been answered already. For example, will the mortgage be satisfied on completion, and confirmation of up-to-date service charge which I KNOW they've had already.  !!!!!!, how many times do they need things answering.  Getting fed up now.  I just know the LA will string this out, they are useless at the best of times.
