So upset. Had an offer accepted on a perfect house (to me) last week, had everything ready to go and my vendors pulled out. It's the worst process. The English system is horrible
Sorry to hear this. It is an awful system which absolutely needs reforming. A small grace that it wasn't further along in the process, and i really hope something even better is just around the corner.

Finally got to speak to our agent today. Informed that the surveyor should have been in touch(they haven't), and the date for survey would be 3rd of June. Have pushed back and asked them to find someone who could do it sooner.

We've gone from potential completion next week to being luckily to make the end of June.
We can afford the extra Stamp Duty, but had been planning to spend the saving on making the house our home.

I don't understand how we can get to almost exchanging contracts before a buyer requests a survey. It's nuts!!

Hi everyone, I've been lurking & am hoping it's not too premature to come join you? Congrats to everyone who's ending the week with way overdue good news & sorry to everyone who's had more faff, fingers crossed for next week.

My partner and I are FTBs hoping (like almost all FTBs I'd imagine) to complete by the end of June. We're in a 3 person chain - us at the bottom, vendors above are buying a chain-free but tenanted place. So basically we're all just going ahead with conveyancing and hoping that the tenants choose to leave by the end of June, or choose to leave at all. Not ideal. I'm absolutely terrible waiting patiently for news so this house-buying business doesn't suit me at all!

Ah god - I think I could scream at my chain.
The entire chain was under the assumption that we would complete today. Wednesday came and went and I was told that one of the chain didn’t think they’d be able to get the mortgage funds pulled down in such a short time.
Fair enough. Slightly disappointed by whatever, date changed to next Friday.
My assumption was that they’d find out how long they need. And then tonight I find out that they still don’t know how long it will take! WT-actual-F.
I give up. My head has been battered over the last month by my shockingly poor solicitors and now this. I know it’s going to happen but come on!!! Some sense or urgency would be nice. I’m sick of pushing.
    Rant. Over (for now)

Thank you. I really hope so. I'm going to continue with my sale because that's my priority in the circumstances. Fingers crossed. The estate agents are really lovely and are endeavouring to find me something similar. Let's hope. I don't mind breaking the chain if I have to which is a fortunate position to be in, and splitting it may make it less stressful. Been crying all day from the emotional drain however!

it astounds me how clueless some people are - they could just call the lender and ask!

I joined I think 2 weeks after my offer was accepted, so it's never premature! :)

Welcome and I hope your process runs smoothly....

GF's house back on the market, and 2 viewings arranged.  As a back up, my mortgage application is progressing - valuation next Wednesday.  My buyers are visiting 'with a friend' next week also and I believe they are good to go.

If GF gets an offer within the next week or so, developers have indicated they will give additional time to go with that, otherwise, we will have to exchange on the new build using the mortgage (if I get it) and my sale, and if she can sell by completion date (1/9), we won't need to use it.  If we do need to use the mortgage, we'll have early repayment charges and additional stamp duty to pay if the mortgage is repaid with her proceeds post completion, but was either that or start all over again.
