    Looks like we will have to use the work-around, which is my sale plus the mortgage and then substitute my GFs sale proceeds for the mortgage is she completes in time - or otherwise use the mortgage if not.  Mortgage valuation is this Weds.  It's interest only, and I'm right on the limit for what they will lend, so any down valuation will add another spanner in the works.

    I was wondering when people would advise Homebuyer Survey guidance is acted upon? My surveyor has said that there are a few issues with the roof and chimney that should be looked at.
    My chain is still not complete... do I ask a roofer to pop round to have a look and quote me for repairs now, or later?
    I'm not really sure if I would be asking for a reduction on the purchase price. It may depend on the roofer quote!
    Seen as you’ve already paid for the survey you might as well get a roofer out now-we ended up doing the same with ours but the quote was only £200 to get all the little bits fixed so we’ll cover that when we move in

    It's great you have that option in the short term. We looked at the same for us, when we thought I couldn't get my sale through in time to save our joint purchase, but it was a no go sadly. Good luck with it, keep us posted!

    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!

    Good luck everyone this week-so many people are so close now :-)
    I should be elated as I am meant to be completing this Friday but I am a nervous wreck, payment made to the solicitor now for the deposit-bank did part of it via faster payment from one of my accounts and had to do CHAPs from another account due to it being over the limit for what they could send as faster payment for the second part. Sense of panic now about whether they will receive the money e.g. what if it gets lost/has gone to the wrong account. Probably unnecessary anxiety on my part but that's what this process does to you. 
    Other thoughts in my head- what if the mortgage funds don't come in time, what if the mortgage company changes their mind, what if the seller pulls out. 
    Driving me mad but so much has gone wrong for me with selling and buying over the last 7 months that I won't be able to relax until I have had a call to confirm completion on Friday. 
  • Feeling slightly calmer after the weekend about our buyer potentially pulling out - basically telling myself there's nothing I can do about it if they do decide to and agreeing an approach to any negotiations on price.

    If we agree to a cheaper price would we have to reapply for our mortgage, or could we fill the gap with savings without letting our provider know?(I want to avoid unnecessary delays and they are cash buyers so wouldn't make any difference to them).

    @amandacat - that's how I feel, I won't be able to relax a little until exchange at least. We are so close now. Hang on in there, I'm sure all will go fine, fingers crossed for you.
    @Justonemorecupoftea - if it's on your purchase, then yes, you will still have to update the lender even if the amount you're borrowing doesn't change, and they will need to reissue documents. I'm not sure if it's on your sale, I don't think we did as it made no difference to the deposit/borrowing amount or value of the property being bought. Just check with the lender/your broker to be on the safe side and avoid any delays later! Definitely update your solicitor asap though.

    Thank you we are really enjoying the space and the back garden (just had a little yard before) it was proseco and fish n chips on Friday night in the garden to celebrate 🎉 . Oh and I could walk my daughter to school used to have to drive the positives are too long to list. I hope you get into your new home soon xx keep believing you will get there in the end xx

    Just been told it's all definitely on for next Wednesday.  Whoop whoop.

    Now we've called all removal companies that quoted.  None free.   Aaaargh.

    im still in limbo atm as searches were only returned a week ago so didn’t see the point in chasing just yet. Sooooo nothing to report from me as yet. 


  • @Natbag thanks! I've just been planning for worst case scenarios. Or second worst case scenarios I guess (first being they pull out without negotiation...)

    So glad we're looking at being in our next house for at least 10 years, I might've forgotten how stressful this all is by then (and we're only at the start...)
