Hi , I’ve got 2 buyers enquiries today , which made me a bit worried.Boiler service = it’s a new boiler , was installed in June 2018.Was supposed to get it serviced next week , which I told my buyers. I’ve got it serviced every year since it’s been installed and all is good with it.British Gas just texted me and said they cancelled my appointment due to covid and rebooked it for the end of July.Can my buyers ask me to get it serviced before we exchange ?I’ve provided them the installation certificate , gas safety papers and the other service reports already.Second questions = fencing.We are an end of terrace . When we moved in 3 years ago the rear right hand side fence was only waist height.My next door said it’s hers , so she installed a really nice new wooden fence , painted in both side etc. Then every year she even maintains my side, she just fixed up a few of the boards which came loose recently. We are in a good relationship.My question is that I’ve told my buyers that it’s next doors fence. Well I’ve seen the plan today and it looks like because we are end of terrace I was supposed to look after that side as well ( as well left hand side and rear ).Can I be get into any trouble that I didn’t know it’s my fence ?It’s only a 3 year old fence and in immaculate condition.I checked al the paperwork’s from when we bought the house and I couldn’t find one with a little map , which would have explained the fence situation. To be honest my husband was dealing with it mostly back then.Thank you 😊0

If your neighbour put the fence up and paid for it, then it's hers. Her fence but not her boundary.
We have shared boundaries with our three neighbours. Two of our neighbours take care of two of the fences. The other neighbour was adamant that the fence between us was put their by the previous owner. We wanted a 6' fence rather than the 3' fence that was there so we put one up. The posts are on our "side" of the boundary line (just) but it's our fence. Not hers.
You could tell your buyers that, since you completed the forms, you've found out that the boundary is yours, however, the neighbour has put the fence up and maintains it. I don't see why that would be a problem if it's before exchange of contracts.
As for the boiler, your buyers can ask and you can refuse. Or agree. Local gas engineers where I am charge about £50 to service a boiler and can usually do it really quickly (last time was within a week). I know that you have an agreement with BG but if push comes to shove, it may be worth contacting a local engineer.1 -
We're just waiting, and waiting, and waiting! Everytime I get in touch with the solicitor she just says that she's waiting on things from the vendor. I do think the vendor is slow (she's going through a divorce, I think she would have stayed in the house if she could afford it and she seems to just be dragging everything out). From our perspective we could really do with moving end of june/early July at the latest because I start a new job at the start of August and we could do with getting the house a tiny bit sorted before that happens. I texted the vendor yesterday to check she'd got the message from her solicitor about ? completion end of June but not heard anything back from her or our solicitor 😣. What else can I do to speed things up? Her estate agent is purple bricks and they're useless, we're FTB so no EA on our end to chase things up for us.0

If we are expecting to have exchanged by the end of the month, should we have seen sight of a contract by now??
Positive news from our sellers today, they intend to have moved out a few days before completion and left the keys with their solictor (agent is Yopa so no office) Our buyers are in rented so it's just us to be out of somewhere and in on the same day....hoping that mean's it'll be relatively simple!
(which of course means it'll all fall apart!)0 -
Good news this morning! Our solicitor emailed first thing to say contracts and all other paperwork will ready for us to collect this afternoon so we’ll have the weekend to go through it all and return them Monday. Hoping to exchange and complete first/second week of June. We have no chain and the property we’re buying is empty so fingers crossed all goes smoothly. Here’s hoping good news for everyone.2

Now we are just waiting on the draft contract from our sellers so we can get going with all the enquiries which I hope can be done pretty quickly if everything looks ok!

29/04 Report received - a few things on there but happy to resolve ourselves
07/05 First lot of enquiries raised with sellers solicitor - however no report on title yet due to it being an unregistered property and title hasn’t been sent to solicitor yet. All other reports have been sent (minus anything from enquiries!)
So now I guess it is just a wait to see how quickly the sellers solicitor responds to mine! Hoping for an early June completion but not overly optimistic!We sent all of our signed docs back last week, but waiting for responses to enquiries. Really hoping we get them next week so we can still aim for the 4th June... tight, but fingers crossed!0 -

My update, I sent a message to my vendor yesterday, as I said I'd keep him updated and wanted to get in there first before he messaged me wondering why we hadn't exchanged yet. He seems much more positive, and said they would be vacating the property 2 days before completion, so that will be a big help. My boyfriend's buyers have already requested to change the phone line over and have insured the house, so they are super keen!
Nothing else will happen today seeing as my solicitors is on her jollies, yet again. Really hoping to exchange early next week but I have no idea if everything is prepared and ready, or if she has agreed a date to do it with the other solicitors. Sigh. Still wondering if we will ever get there!0
