  • Morning everyone! And best of luck to everyone completing or exchanging today :)
    So my solicitor has replied to me this morning to let me know that they have received answers to all their enquiries and they are preparing the report for me which is 'currently with their typists', can't lie that made me chuckle! It should be with me 'shortly' - I think we all know that could be today or in two weeks - I hope to God I'm nearing, slowly losing the will to go on!

    In other news (somewhat good!), I decided on the builder for my flat renovation - gotta start planning my kitchen & bathroom now, eek!

    Random question - does anyone know how long it takes for accord to transfer mortgage funds to your solicitor?
    We're with Accord also, we have signed contracts and returned them to the solicitor, she should get them today.  We are still awaiting responses from 5 enquiries, 3 of which are asking for a water bill from the vendor, the house has been empty for over a year and the seller is a developer who rented it out.  Don't think they will have a recent bill, there is A LOT of post sitting in the property.  The other two questions are about sewage, asking for bills.  Again, the sewage is being treated by a micro sewage plant split between three properties.  No bills yet.  I've told the solicitor that we don't want these minor details to hold everything up.

    Our Accord Mortgage offer runs out early June so we are desperate to exchange/complete.  Fingers crossed everyone!

    I am getting increasingly irritated by the phrase ‘in due course’.  I asked my solicitor to send me the fixtures and fittings list and was told he would send it in due course. 

    My buyer is asking to negotiate a completion date - I had to press and press my solicitor to see if we were I a position to do that.  I now know there are three pieces if information outstanding on my purchase but I have no idea where we are on my sale😂.  

    Communication is dreadful.

    After our first buyer pulled out close to exchange back in March, I'm terrified of the same thing happening again with current buyer, despite everything seeming pretty smooth atm, and them getting a bit of a bargain as we took a low offer to get our dream house. I was hoping to exchange today but I highly doubt that now. We are in a chain of 4: buyer-us-vendor-vendors purchase.  I was told wednesday that there is one enquiry on our vendors purchase which should be back by today, and our buyers solictor needs to confirm they are ready (our buyer has messaged us to say they are but nothing from solictor as yet). My solcitor has rang and said vendors want week of 7th or 14th of June. I just want to EXCHANGE!! I'm sick with nerves and can barely sleep. Is anyone else feeling similar?

    @naomibm - thank you. And yes, I am the same. We were told it should have been by the end of this week, but obviously my solicitor taking more holiday has scuppered that. I think we have both been burned already by what could go wrong, so hopefully we can both exchange soon and be able to get excited and start planning properly. Fingers crossed for us both for early next week. :)
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Finally have some good news - the charge has been removed from land registry and we can finally complete. Our solicitor has said hopefully the 27th if our buyer is ok with that, not heard anything back to confirm yet but as she moved into rented in Jan I know she is eager to complete ASAP so fingers crossed as our mortgage offer expires on the 28th. 
    Didn't think we would ever get to this stage - good luck everyone hoping for positive news for everyone else.

    Ditto! As soon as we exchange I feel like I can relax and enjoy it! Packing and moving feels exciting!

    Has anyone applied an "Allowance" instead of reducing the offer on a house?
    My solicitor seems happy with this, yet EA and vendors Sols not so much.
