  • Good luck everyone this week. We are coming up to 6 months next week when our offer was accepted. Our seller has a issue with a charge on the land registry which is seemingly proving impossible to fix, the loan company seem to have no interest in helping or rushing themselves as the loan was paid off last November.  Our FTBs have been very patient but their mortgage offer expires the week after next so we are going to have to complete on our sale next Friday and go into temporary accommodation if our purchase is still not able to go ahead. So stressful the whole thing from start to finish (if we ever get to the end), we were so hopeful at the start to be in by Christmas our buyers are FTB and our seller has gone into rented so could of been possible - now we joke hope to be in by this coming Christmas. 
    It's endlessly frustrating - we're hitting 6 months in a couple of weeks too. I had a glimmer of hope at the start of this week that we might exchange before then, but the deadly silence has returned. Really hope I move back down the thread to find that something has happened for you, so that you don't have to move into rented. Good luck anyway!

    Waiting to exchange - we're in the middle of a chain with FTBs below us, and a couple moving into an empty property above us. All of our and our sellers' paperwork is in - we're just waiting for our buyers' SLOW solicitor to finish up, but he's so bad at communicating. 

    We also have a baby due in three weeks 🙃

    Can exchange just happen all of a sudden, or is it a 'planned' action, i.e. we might hear that 'exchange is planned for wednesday'? Our first property was a new build, so we haven't done this complicated but before! Thanks 
    Hi there - not that I've experienced it recently, but yes—exchange can happen very suddenly. It can be planned, but lots of people on this thread have had a call about exchange out of the blue. Like you, we have one weak link in the chain (our vendors' solicitor) and it's held everything up for months. I'm hoping that if I make enough strategic moves we'll get there, but all my plans are being met with the same old silence at the moment. Congrats on the due date! I really hope that the exchange happens fast and in good time for you to settle a bit before baby arrives.

    I know so frustrating from the start we have agreed to exchange and complete with our buyers for next Friday rather than lose the sale, just hoping to get some news on our purchase soon as going into temporary accommodation isn't ideal but we have no choice. Fingers crossed everyone on here gets some good news soon before we all end up insane!

  • Can’t believe it... we have exchanged!!!! (On our sale only) that’s half the battle done now!!! Onwards and upwards for our purchase (they still need to find somewhere 🤦🏻‍♀️) 
    Hooray - love seeing the success stories. Was just about to commiserate on an earlier comment when I saw this. Happy news  :)

    November: Buyer pulled out and vendor put property into modern auction
    November: Sold again to a new buyer, could no longer offer on old vendor due to auction
    December: Found a new property before it was on RM thanks to EA
    Jan: Vendor found property that was end of chain
    Jan-Mar: Tumbleweeds
    April 13: Exchange

  • New to the forum. Looking for some advice on what to do regarding solicitors. 

    House we are buying has no chain and offer accepted 4th January. From that point it took our solicitors 4 weeks to even start searches which came back 3 weeks ago today and here's where we're stuck.

    Since then our solicitors have sent out queries to the seller's solicitors which were sent back two weeks ago and currently we are waiting for the reports back. These were apparently sent out last week and still nothing received. Any email is ignored and we've been told that the person dealing with us works part time and no one else will even look at the case so when calling we just get told that. 

    I understand things take time but not only are we being ignored but the last time we got a response we had a lengthy email essentially bemoaning the fact we had emailed for an update. 

    Basically unsure if I should complain or is this normal? 

    Hi there & welcome! I think it's perfectly reasonable to check in once a week, given the amount you're paying for this 'service' (though this lot seem to think they're doing you a favour). My solicitor warned us when she was going to be quiet for a while (waiting for searches, etc.). It is worth trying to build up a positive relationship if possible—ours was quite abrupt to start with, but we work together fine now. We have been kept waiting at times, but being ignored isn't acceptable. I know that some solicitors will only act when they have all answers to enquiries in. As for your final question—yes, sadly it is relatively normal to be ignored and it seems our vendors solicitor is an expert in this respect!
  • I'm currently waiting on the vendors solicitor to send my solicitor the leasehold information on the flat i'm buying, so we can get the contract sorted. My solicitor has contacted the vendors solicitor multiple times for this.
    That sounds depressingly familiar! Hope you have more luck than we have getting a response.
  • hi everyone, I´m back :) nice to see some familiar faces still around.

    after the seller of our purchase pulled out, we did find another, much better property - our dream house :smiley:

    only to find out last week, that our buyer of our current property has decided to pull out!!!
    managed to book another three viewings in this weekend, got 2 offers, and decided to go with a FTB.

    so I am back in the waiting game with everyone ... hoping to complete before the end of june, but that is wishful thinking.
    What a nightmare you're having. Surely you must be luckier this time round—wishing you all the best and hope this is the final stage.
