    My solicitor emailed me earlier this week, searches are due back by Monday, they are waiting on a couple of documents from vendors solicitor to answer remaining enquiries. 
    They said by the end of next week we should be in a position to start talking completion dates. 
    This has massively got my hopes up but at the same time I’m expecting to have to chase again.

    I've been lurking for a short while, thought I'd drop in and say hi.

    As a FTB I can't believe how long this all takes!! I thought the mortgage application would take the longest, but that was the most straightforward part so far!

    Apparantly the vendor we are buying from wants to be done in time for the stamp duty holiday, so we are aiming for a June move. I don;t understand why it takes so long for the draft contract pack to be reviewed to be honest.

    Fingers crossed for you all!


    Timeline below:

    24/02/21 Looking for a property
    03/03/21 Offer made and accepted
    04/03/21 Mortgage applied for through broker
    05/03/21 Solicitors instructed
    10/03/21 Mortgage offer provided by lender
    06/04/21 Drainage and local envirnoment searches back
    01/04/21 Draft contract pack received by my solicitor, which they are working through...
    12/04/21 Chased soliticor, told they are going through contract pack and will come back to me. All parties now have their contract packs, so progressing.

    Our chain below:

    Me (FTB) > Vendor > Vender (who can move out into rented accomadation at any time)

    They’ve just called to confirm they have it! Weight off my shoulders & also confirmed that we shouldn’t expect to hear from them again until completion day on Friday. 

    Immediately after I got a call from the estate agents confirming that we will be picking the keys up from them on the day and they will call when ready-  which is ideal as their office is literally one mile away from where we live now & where we live now is one mile away from our new house! So just one nice little loop on the day to collect keys and get in the house!

    Some positive updates since I last checked in, great to see. Just really hoping I can get one of my own soon. All hope is lost of completing this month now I think, and at the moment I really just can't see it ever happening. Just feel so deflated over it all. :(

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Must admit to similar deflation here :| I've mounted quite a campaign this week—but here we are again at the Friday wall of despair.
