FTB - offer accepted early Feb
A whole month waiting for the simultaneous homebuyers report and valuation
Valuation under offer price and renegotiated down
Finally mortgage offer early April
Now delays in searches and inquiries sent
Feels like such a slow process - no idea when I might feasibly exchange
I have no chain - so hopefully it doesn't drag - but I'm keeping my expectations low0 -
Sam2030 said:Yes we have been ready to go for over a month and our buyer it's just number 6 now. We have suggest the 39th of April as number 5 has said it has to be a Friday I think it's achievable but solicitors are slow ours was quick and our buyers but don't know about the top of the chain. And I just worry about our buyers when the original date went they said they would give it a month I hope you get some news x2

hopeitwill said:Good morning all, our purchase seems to be coming to an end but the end is taking so long just as the rest of it. We have sent a substantial amount to our solicitor's bank so they can do the exchange but Barclays have flagged the payment as out of the ordinary and telling us to wait until tomorrow if all is ok of course. Does anybody know if we could phone them to make it a bit faster? The wait is killing us!0

We were told the sellers seller was buying a new build, we are all ready to exchange with completion for the 30th... until last night when we hear about more houses at the top of the chain
WHY do people lie and say they’re buying a new build/moving into rented etc? They never have any intentions of doing so.

So my partner and I both have a house sale pending, but my purchase with my partner depends on my ex’s purchase completing to free up the money I need to complete on ours. The black dots represent the funds.Chain 1 is good to go and so is buyer 2, it’s just that purchase 2 that’s keeping everyone stuck.1

I didn't want to buy him out as I haven't lived there for almost 2 years, so it just doesn't feel like my home and never would now. I wanted him to buy me out but he faffed around and refused for 3 months before finally admitting that he couldn't and agreeing to sell. And now it's his purchase delaying things again, typical. I could have waited for that sale to go through before buying myself, but my flat tenancy agreement ran out in March (I had to move out as my landlady was selling) and even without the issue of lack of space while staying with my boyfriend it would have cost me about £9k in stamp duty, so I had no choice but to push ahead simultaneously really. It's not my purchase where the issue lies, so I'm hoping additional fees for sorting it will be charged to my ex not me! We'll see!Property buying/selling timeline - currently into week 21

My vendors solicitors seem to be a 3 man operation who never reply to anything my solicitor requests. We've been waiting for responses from them for 2 weeks now.1

Feel like I should stop lurking and start posting seen as this seems to be a board full of West Yorkshire-ites - hello! We are in a chain of 3 houses:
Cash Buyer --> us -->Vendor-->Empty house
So hopefully nothing too extreme to hold things up. We've just had the contents and fittings form and the property information back from our vendor (we got the memorandum of sale on Feb 25th but they needed to find a house after that which only took 2 weeks) which was all signed a month ago so I'm wondering where it's been (we have been told on three separate occasions it was on it's way before now!)
Anyway nothing exciting on that, our building survey (it's an old house) came back with some minor issues with the roof, we've had that checked over by a roofer at the start of the week and that's all fine so hopefully things might start moving along now..?
Some possibly good news in that our solicitors have said we don't need environmental or flooding searches doing for our mortgage - but can have them if we want them. I don't think we need them based on the location but if anyone thinks that's a glaring oversight please do let me know!!0 -
