    the memorandum of sale was issued 11th March!

    I think I'll make a few calls on my lunch break today! 
    Welcome, by the way - and, yes, my best advice is to keep up regular contact. I check in once a week and hope that there will be some positive news. I find that the regular prompt can get things moving...on the whole. Drawn a blank with vendors' solicitor though. I'm tempted to impersonate my vendor and call their solicitor every hour until they do something  :#

    I didn't want to buy him out as I haven't lived there for almost 2 years, so it just doesn't feel like my home and never would now. I wanted him to buy me out but he faffed around and refused for 3 months before finally admitting that he couldn't and agreeing to sell. And now it's his purchase delaying things again, typical. I could have waited for that sale to go through before buying myself, but my flat tenancy agreement ran out in March (I had to move out as my landlady was selling) and even without the issue of lack of space while staying with my boyfriend it would have cost me about £9k in stamp duty, so I had no choice but to push ahead simultaneously really. It's not my purchase where the issue lies, so I'm hoping additional fees for sorting it will be charged to my ex not me! We'll see!
    Totally get that and sounds like you've had it all stacked against you. I really hope things turn round quickly and SOON for you!  :)
  • Hi everyone, first time poster here 👋

    Waiting to exchange - we're in the middle of a chain with FTBs below us, and a couple moving into an empty property above us. All of our and our sellers' paperwork is in - we're just waiting for our buyers' SLOW solicitor to finish up, but he's so bad at communicating. 

    We also have a baby due in three weeks 🙃

    Can exchange just happen all of a sudden, or is it a 'planned' action, i.e. we might hear that 'exchange is planned for wednesday'? Our first property was a new build, so we haven't done this complicated but before! Thanks 
    Hi there - not that I've experienced it recently, but yes—exchange can happen very suddenly. It can be planned, but lots of people on this thread have had a call about exchange out of the blue. Like you, we have one weak link in the chain (our vendors' solicitor) and it's held everything up for months. I'm hoping that if I make enough strategic moves we'll get there, but all my plans are being met with the same old silence at the moment. Congrats on the due date! I really hope that the exchange happens fast and in good time for you to settle a bit before baby arrives.

    Just waiting for confirmation it has definitely arrived, even though I checked the details a million times, and called them yesterday to verbally confirm it... I am still stressed!
