    You might be in my chain we are at the bottom and our agent has been chasing the top 2 of the chain every few days your not in the east Yorkshire region by any chance that's all I know really good luck x
    Haha I am in Yorkshire but its the bottom of the chain we've been chasing! My sale and purchase has been ready since Christmas 😬 the new bottom of the chain (below my sale) is where the hold up has been

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    I’m also joining from West Yorkshire. 

    We are onto our fourth house as three others fell through due to vendor and chain issues. We were told the sellers seller was buying a new build, we are all ready to exchange with completion for the 30th... until last night when we hear about more houses at the top of the chain  :s WHY do people lie and say they’re buying a new build/moving into rented etc? They never have any intentions of doing so.
  • If we are exchanging and completing on the 23rd is there any major detriment to sending the solicitors our money today? 
    I would rather just get it over with and out of my account so I can relax 
    It’s not like I’m missing out on a great deal of interest for the next week & I know if anything were to go sideways i would get the money back as we haven’t exchanged...
    Must admit I'll be doing the same as soon as I get a statement (can only dream about that at the moment) - I still hope that my speedy actions will be replicated by the rest of the chain! The only issue I can see is that more charges might come up in the interim, but that wouldn't bother me really. Very pleased to read that you've got to this point though.

    A whole month waiting for the simultaneous homebuyers report and valuation

    Valuation under offer price and renegotiated down

    Finally mortgage offer early April

    Now delays in searches and inquiries sent

    Feels like such a slow process - no idea when I might feasibly exchange

    Wow - catching up after crazy few days at work. That's fab news! Yes, you have to dream. If you can, maybe I can too!

  • Apparently our lender (NatWest) wants a week between exchange and completion. To allow some contingency I'm thinking of suggesting 29th April. 

    This is all getting exciting now!
    Ooh - handy to know, as we have same lender. We'll need at least a week for removals, so at least any gap between exchange & completion won't just be down to us. Pleased to see some excitement on here - gives me some hope. Good luck!

    I'm so frustrated for you!

    I have no chain - so hopefully it doesn't drag - but I'm keeping my expectations low

    Yes! Insomnia's biting - combination of work & moving stress has been really bad. I try to manage the ball of worry by doing stuff - anything I can think of to do with the move - but that's hard to achieve in the face of silence & inaction from one particular part of the chain. It's a comfort knowing I'm not alone, but I hope you'll soon be sleeping better.
