I’m also joining from West Yorkshire. 

We are onto our fourth house as three others fell through due to vendor and chain issues. We were told the sellers seller was buying a new build, we are all ready to exchange with completion for the 30th... until last night when we hear about more houses at the top of the chain  WHY do people lie and say they’re buying a new build/moving into rented etc? They never have any intentions of doing so.

It’s not like I’m missing out on a great deal of interest for the next week & I know if anything were to go sideways i would get the money back as we haven’t exchanged...

Must admit I'll be doing the same as soon as I get a statement (can only dream about that at the moment) - I still hope that my speedy actions will be replicated by the rest of the chain! The only issue I can see is that more charges might come up in the interim, but that wouldn't bother me really. Very pleased to read that you've got to this point though.

FTB - offer accepted early Feb

A whole month waiting for the simultaneous homebuyers report and valuation

Valuation under offer price and renegotiated down

Finally mortgage offer early April

Now delays in searches and inquiries sent

Feels like such a slow process - no idea when I might feasibly exchange

I'm nearly 4 months in and I still have no idea, despite being signed and ready to exchange for 3 weeks now - it really is a 'how long is a piece of string' question if you're in a chain, you can only go as fast as the slowest party.

Ooh - handy to know, as we have same lender. We'll need at least a week for removals, so at least any gap between exchange & completion won't just be down to us. Pleased to see some excitement on here - gives me some hope. Good luck!

I have no chain - so hopefully it doesn't drag - but I'm keeping my expectations low

Yes! Insomnia's biting - combination of work & moving stress has been really bad. I try to manage the ball of worry by doing stuff - anything I can think of to do with the move - but that's hard to achieve in the face of silence & inaction from one particular part of the chain. It's a comfort knowing I'm not alone, but I hope you'll soon be sleeping better.
