Thank you @AnnexeRegular and @dungabeagle - it is a bit, but I guess our double chain is more complicated than most so it was only ever going to go as fast as the slowest transaction. My solicitor has said she is exploring various avenues to get it resolved, and to chase her for an update on Friday, which is the most positive thing she's said to me so far so I'll have to just hold on to that little glimmer of hope for now!
Property buying/selling timeline - currently into week 21

05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed

11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.

This is our chain. I currently live in house 1 with my partner, but I still half-own house 2 with my ex. So my partner and I both have a house sale pending, but my purchase with my partner depends on my ex’s purchase completing to free up the money I need to complete on ours. The black dots represent the funds.
Chain 1 is good to go and so is buyer 2, it’s just that purchase 2 that’s keeping everyone stuck.

I love the drawing @Natbag, I thought I'd read it right from your signature and I had! It all sounds super complicated and stressful.

Just had an email to say that our FTB has finally got their official mortgage offer so they just need to sign that.
My onward purchase is ready to go! Now just to see how my vendors are getting on with their purchase. We could be on the move soon!!
  • Weeee! The letter has arrived and it is a statement of fees! Exciting!
Going to nip into town on Friday and pay it all in one go in the bank I think- technically don’t need to pay until the...22nd? But I would rather be ready and have my part over with!
  • I got my contract and transfer deed through to sign. Unfortunately my conveyancer has put the wrong purchase price on it. Obviously they are not answering the phone because... conveyancers.

Still, it feels like we are getting very close.

Oh great progress updates! Sounds like all 3 of you could be very close now!
@bigkenny1975 - that happened to me last time I bought, we went to exchange but the price was incorrect. It was sorted quickly and we exchanged and completed on the same day 2 days later as planned. These days, in the world of Covid, hopefully it's been picked up in advance and can be sorted quickly without causing a further delay, fingers crossed.
@Wren14 - it's the only way I could think to explain it lol! You did well :)

Going to eventually post on this thread after being a long-time lurker!

I’ll not bore anyone with the previous house we tried to buy where the chain collapsed 3 times and now we are living at parents 😩

26/3 - offer on property accepted
29/3 - mortgage application submitted with Virgin
    29/3 - searches submitted
29/3 - homebuyers survey booked for 28th April
    07/4 - all searches back
    08/4 - mortgage offer received

Now we are just waiting on the draft contract from our sellers so we can get going with all the enquiries which I hope can be done pretty quickly if everything looks ok!

out of interest, has anyone used any of the purple bricks conveyancers?

We are edging closer to exchange... Our buyer put their offer in in the first week of March, there's no chain, and their searches are due back within 10 days...

However... Despite the fact that from the very start of the sale we'd been incredibly clear we wanted a quick sale which completes before the end of April (we must have told our solicitor this at least five times), only today have they told our buyer and their solicitor. Super frustrating!

As our buyer is in rented accommodation, this should really have been communicated much sooner given notice periods etc...

We struggle on... Our buyer has been abroad since 30 March. We're pretty much ready to exchange, with searches due back Monday and no huge surprises expected (given no issues with our last buyer).

The buyer is in a 'red list' country and we have a genuine fear they may stay there until it's removed from the 'red list'. Having accepted a low offer under the premise we move quickly, it isn't half annoying!
  • Anybody else had to wait for a historic mortgage charge ti be deleted?

5 weeks in now and no movement whatsoever...
