    I think my sale/purchase will go quiet for a week or two now as my buyers solicitor is so slooow and the chain is just waiting for my FTBs to sort themselves out now.

    Hi again all,

    Does exchange happen all of a sudden? I think someone else also asked the question. We have been in the process for 14 weeks now, vendor's solicitor was so slow and all of a sudden, they wanted to complete this week. Everything is done, but now our own solicitor is not answering to emails. We sent 2 emails, our EA sent one yesterday, and vendor's solicitor sent also one yesterday. We can see this on their portal. But nothing as of yet from our own solicitor.

    We haven't sent any monies yet either since we don't have an exact exchange date yet, I would think our solicitor needs to confirm his availability first. Has anyone ever used the CHAPS online payment of Barclays? And do you know the limit? We really don't want to hassle with going into a branch now.

    Seller wasn’t out until 2:30...


    Couldn't really complain as we’d messed up  as well and needed two trips with our van. The movers were absolute beasts - unloaded a chock full Luton in about 40 minutes and sped off for the second load. Luckily our buyer was an FTB without much stuff and very understanding.


    House is in a right state - she didn’t have time to clean apparently and there was cat hair literally everywhere.


    Happy to be in though and got a carpet cleaner coming ASAP 


    Rough timeline:

    House listed for sale: May 2020

    Offer accepted sale: August 2020

    Offer accepted purchase: September 2020

    Sale fell through: September 2020

    Purchase fell through: October 2020

    Back on Market (25k lower): October 2020

    Offer accepted sale: October 2020

    Offer accepted purchase: November 2020

    Incredible amount of legal back and forth: November 2020 - March 2021

    Exchanged: 8th April 2021

    Completed: 12th April 2021

    We are still waiting. Originally put up for sale July 2020.  After 2 previous sales fell through (not due to anything with our property ) we had to put it back on the market 19th February . 4 viewings 20th Feb resulting in 2 full price offers.  Now here we are in mid April.  Our purchase is all ready to exchange as is our sale.  But - the people buying ours have sold to a couple. Both had houses which were sold and due to complete end March, which happened.  We are concerned as there has been no valuation of our buyers property.  They agreed to buy the property 3 weeks before our buyers agreed to purchase ours so roughly about 11 weeks into the purchase. 

     Now it may be it will have been a desktop survey as the buyers only need a small mortgage but I am worried that no mortgage offer has been issued especially as they have both had mortgages before.  They have an AIP - which the estate agents keep telling our buyers "don't worry there won't be a problem - they have an AIP but this doesn't assure me.  Despite efforts from our agent to theirs and their solicitor we can't get a firm answer whether an offer has been given, and because of the two previous sale fiascos we have no faith that things are ok.

    We gave authority to exchange at 9am today - third proper day of trying to exchange (getting to the point of giving authority). Any bets on the time it might actually happen? No reason it couldn't be by 11am but I think it will be 4pm or delayed until tomorrow if previous days have been a guide...

    Oh it’s so frustrating these solicitors! I feel your pain!

    Congrats to those who have exchanged or completed, and so much luck to those hoping to exchange today - I really hope it all comes together for you!
    STILL no word here. 3 weeks now since we got our title deeds and signed the contracts, and it's still that same 1 outstanding enquiry on my ex's purchase that is holding everything up. So fed up. There's no progress, no communication, nothing. Every day, nothing. I can't see it ever happening. It feels like this is just going to drag on indefinitely, or until one of our buyers gets fed up and pulls out. :(
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
  • Congratulations! 

    We're apparently waiting on one thing: the statement of account from our management company (selling a 'new' build). We've never been part of paying, so it should be pretty elementary and say 'zero' but our solicitor requested it on 1 April and we still don't have it! 
  • New to the forum. Looking for some advice on what to do regarding solicitors. 

    House we are buying has no chain and offer accepted 4th January. From that point it took our solicitors 4 weeks to even start searches which came back 3 weeks ago today and here's where we're stuck.

    Since then our solicitors have sent out queries to the seller's solicitors which were sent back two weeks ago and currently we are waiting for the reports back. These were apparently sent out last week and still nothing received. Any email is ignored and we've been told that the person dealing with us works part time and no one else will even look at the case so when calling we just get told that. 

    I understand things take time but not only are we being ignored but the last time we got a response we had a lengthy email essentially bemoaning the fact we had emailed for an update. 

    Basically unsure if I should complain or is this normal?
