27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

Good luck to everyone waiting to exchange this week.
I like how once all the sellers and buyers have agreed a date, all the conveyancers get together and decide on an exact date and time to exchange contracts that's guaranteed, otherwise there's repercussions for those that fail to meet that target.Oh wait, no, that's not how it works, it's all just shrugs and 'maybes' instead.4 -

Hi everyone, first time poster here 👋
Waiting to exchange - we're in the middle of a chain with FTBs below us, and a couple moving into an empty property above us. All of our and our sellers' paperwork is in - we're just waiting for our buyers' SLOW solicitor to finish up, but he's so bad at communicating.
We also have a baby due in three weeks 🙃
Can exchange just happen all of a sudden, or is it a 'planned' action, i.e. we might hear that 'exchange is planned for wednesday'? Our first property was a new build, so we haven't done this complicated but before! Thanks0 -

30/3/2021 contract signed
12/4/2021 still waiting for exchange..........
I think I am very close to exchange but there is a final hurdle. The seller solicitor is slow in confirming the items in the flat I wish to purchase are agreed upon. Thought this is a simple issue but taken over 3 weeks already. The sellers have agreed, but their solicitor is slow in responding. Don't know why.0 -
I have out of nowhere had a call to ask if I was happy to exchange. And shortly after a call to confirm the exchange has happened & successfully so!
Originally told it was a simultaneous exchange/completion set for next Monday but alas, my Conveyancer has managed to be super on it that we apparently exchanged today!! Picking the keys up next Monday eeeeep.
Is there anything that should be happening in between exchange & completion? any thing I should be doing? Or just pick up the keys and all done?? Arghhh!!9/2/21 Viewing

Surprise, surprise we didn't exchange here, even though it's supposed to have happened every day since last Tuesday. It's a chain of four people. God knows how they manage in a bigger chain. The top solicitor was in a meeting by the time it got to him and wouldn't do it. Sigh. I'm upset. It better happen tomorrow.0

I have had two emails from my solicitors today!So grateful that they are on it- one was about the replacement windows from the solicitor directly & one was a follow up from his assistant double checking that I have returned the paper work as she didn’t get them today. (I ended up having to send them on Saturday and missed the pick up for that day so they should be there tomorrow, fingers crossed- eek!)
I have booked off work from this Friday so hopefully if there are any last minute things we need to do I can deal with them then, I am hoping that exchange can be this week in advance of completion on the 23rd.0 -
Had confirmation from our solicitors that they have raised all enquiries and are awaiting searches which are expected back next week. Have to say I've been very impressed by our solicitors this far, the organisation is spot on, not sure if them being an all female team might have something to do with it!
Just on a waiting game now. We're going back to the house today to take measurements and take a closer look at a few bits and pieces so we can start planning our first steps after moving day.1 -
Hello dear waiting to move (and kill all those in process of) friends in my phone!I have been very quiet for last couple of weeks on here because my whole time has been spent banging my head against a wall!Today is the last day we can exchange because we have to sign tenancy agreement.With a completion date of next Friday. Wish us luck... if the past 4 months are anything to go by, I can’t see this happening but we shall see.If we don’t exchange today we have given instruction to our agent to find new buyers and will see that through as we know our chain below won’t let us tie in our purchase (our chain fell apart above us 3 months after our offer and our vendors still have not found another property.We are also looking for another house but literally nothing in our area is coming on!)
