  • After another nervy day, we exchanged at about 3pm!! Phewwww, the relief. We pushed so hard the whole way through to get this over the line - exhausting, and I think our EA and Sol are pleased to have less to do with us now 😂

  • Still here, still no exchange and not moved yet.   

    We were waiting for our freeholder to answer an enquiry for our buyer, but seems the buyers solicitor hasn’t sent the exact query yet 🤦‍♀️

    It’s the final query and still not resolved 5 weeks since our last agreed exchange date.

    I feel for everyone living out of boxes and luggage.

    I got a call from the conveyancer on Friday at 5pm. The vendor has agreed to a completion date of 28th April. The completion statement was about to be sent so should be with me on Monday. Then we transfer deposit funds and exchange Tuesday or Wednesday.  The conveyancer said that the vendor had booked removals for 28th so pretty certain it will happen.

    Fingers crossed for next week and good luck to everyone else who is looking to exchange then.

    Hooray! More excellent news 🤗 I'm going to take the good luck too, even though the chances of exchange seem slim. Hope everyone has great weekends.

    A weekly update from us in the south-west, progress in bold. Apart from hearing back about our survey taking place next week, should I be expecting things to go a bit quiet now whilst searches are awaited/enquiries raised?

    Selling
    12th March - offer accepted 
    18th - Buyers mortgage app submitted
    22nd March - memorandum of sale issued
    31st March - Buyers survey took place,
    31st March - Our ID check at solicitors, conveyancing questionnaires completed 
    9th April - Draft contract pack sent to buyers solicitor.
    Buying
    29th March - offer accepted
    31st March - Memorandum of sale issued
    1st April - Full mortgage application submitted
    8th April - Desktop valuation complete at agreed sale price - mortgage now at underwriting stage
    16th April - Draft contract received, searches applied for 
    19th April - Full build survey to take place

    Our solicitor warned us that we wouldn't hear  much from her while we waited for searches to come in. Hopefully yours aren't  too backed up. We had to wait 6 weeks for ours.
