Hi Land_registry
First I want to thank you for making things so easy and accessible for us in what is quite a daunting topic for most of us!
My current situation is I own the freehold land as well as the 2 lawfully converted flats (planning permission granted in the 1980's). The property is semi detached with side access to the rear. Due to poor health I would like to sell both flats with 50% sharehold of the freeholds each (because I don't want to have to deal with it going forward), but I have a old brick shed to the rear which has a lot of my tools and old cars that I have always retained for myself, whilst the flats were on rent. The Ground floor garden already has a sectioned off part of their garden which is solely for their use, and the side alleyway leading to the rear I want to retain the freehold of as communal, with the rear solely mine to keep and use for my storage. Both of the flats already have their own leases with defined boundaries - for the purpose of Land registry I would like to split the freehold, so my question is would a standard OS plan be suffice to split the Freehold and create the new lease, or do Land Registry require more detailed plans of the flats etc? Ideally I would have 3 new Title Plans made in the standard OS scale; one defining the boundaries of my retained rear part, and then 2 for each of the flats.

It’s unclear as to what each lease includes in their demises and whether they include the land you want to retain for example. So I’d recommend getting some legal advice as to how best approach matters re the current leases and what you want to keep“Official Company Representative

Hi Land_RegistryI am in the final stages of purchacing a house (title number CB238566) which seems to have stalled. There was a problem with an erroneously registered roof lease (solar company registered a lease for the roof without ever carrying out the install). The lease has since been cancaled however a charge (C6) referencing the lease still exists on the main title. An application was put in to remove the charges about 6 week ago but the chain is on the verge of collapsing now due to the ongoing delay with no sign of any movement. Could you take a look at the status of the application and is there anything you can advise to fix the delay?Thankyou.

Hi, I have just had an offer accepted on a house (NYK495378). I've been told that the vendor's solicitor applied for the first registration in May 2022. I've also been told they have previously applied for the registration to be expedited. Do you know how long this will take? In addition, is it possible to further expedite the registration given that there has now been a sale agreed on the house?
