    Expedition gets it looked at generally within 2 weeks. Then it’s all about it being in order 
    Thank you. I’ve found out this morning my current solicitor and my old solicitor have both expedited it (as I reached out to my old sol on Friday to find out more) - will this be a problem? 
    No. It’s only one application so once expedited asking again doesn’t change things. 
    I heard from the solicitor today and the expedition has been approved but they received the below from the land registry - is this saying our case is complex? I am not sure how as it’s a new build but now I’m concerned this could take a long time and our completion date is the end of April!

    ”Your request for expedition has been approved, however, there are prior application(s) that need to be considered and this may delay processing of the application. This matter has been referred to our specialist processing team because of the complex nature of the prior application and they will contact you with an update within 10 working days.

    We would ask you to be patient and not contact us again about this matter. However, if you need to, please do so by replying to this e-mail. This will ensure that your follow-up query is attached to the original one.”

    New builds are invariably part of a larger development with numerous other plot sales and more. Applications have ‘priority’ over one another so can impact but your conveyancer should be aware 
    Expedition is not a magic switch but does hasten matters but priority can and does impact in this way 
    What happens next is the casework team will see if it can be completed out of that priority order.

    Impossible to be definitive without specifics but in most cases the prior applications don’t directly affect. They still have to be checked/considered to make sure but odds are if they had a major impact you wouldn’t have completed. 
    If you’ve received what you state then I’d check in again next week and DM the specific title number/ABR reference or plot number/sellers title and we can check

    The remaining issue appears to be providing the required information to comply with a restriction registered on the title. The conveyancer is best placed to explain why complying is perhaps difficult and how it might impact in the future

    I am in the process of purchasing a property where the title (GM626589) is not in the current sellers name. Apparently this was expedited some weeks ago and I'm struggling to get any information on an update for this other than "it's been expedited and there is a backlog at the LR"

    I don't even know if this expedition has been approved as no one will tell me.

    Is it possible to get any more information on this to put my mind at rest. As far as I'm aware this is the only thing holding up the drafting of contracts.

    Are you sure that’s the correct title? It maybe linked to another and more specific one

  • Hello, I’m currently in the process of purchasing a property (CH663928) and there is an issue with the registry to do with adding/removing a remortgage charge. I believe the solicitor has asked for this to be expedited but I’m very worried it’s going to take ages and I’ll lose my buyer. Any help much appreciated.
  • Hi, I am currently in the process of having my name taken off a mortgage with my friend and applying for a mortgage and purchasing a property with my partner. The transfer deeds have been sent to the lender for them to sign prior to them being sent to the land registry to remove my name from the titles.
    Would I need to wait for land registry to update the title to remove my name before I can complete on the house I am purchasing? Or will confirmation from the lender that my name has been removed from the mortgage be sufficient? Everyone in the chain is just waiting for us to confirm a completion date but we are unable to until I know my name has been removed!
