Help Required - I am currently trying to get a second charge removed from my deeds. The loan was repaid 2017 and we are having a hard time getting it removed. Is there a legal responsibility on the loan company to remove the legal charge when the loan is paid as we have 2 charges one with First Plus and one with Elderbridge who bought the debt from First Plus. Elderbridge have said they can ask First Plus to remove their change but cant make them as there are a different company. Also would anyone know the process re getting second charges removed from your deeds in Northern Ireland and is it possible for us to get the charge removed by ourselves if we show evidence the loan has been paid.

In England & Wales you’d need supporting evidence that the charge has been paid off and released by the lender. There’s no legal obligation for them to remove it but most do if paid off. The option to go to court exists though if necessary if there’s an argument over whether paid off or not“Official Company Representative

Hi Land_Registry not sure if right place to ask but I am in the final stages of purchasing a property and I have noticed the official copy (Transfer) document dated from 1990 shortly after the property was built shows the construction company transferring the land & title to the new owner at the time.
The document title number is correct and the plot number it was built on is correct and a match but the house number is Incorrect stating next doors number.
I have spoken to my solicitor regarding this and he says it will be a long drawn out process to correct this document even though it is clearly a clerical error. He says all original parties would need to be contacted that may not be alive/trading still and also the local council.
Should I be concerned about this document being incorrect as we are due to complete next week? How important is this document? The Official Copy Of Registered Title is correct with correct address, The Title Plan is all correct and a match for the building plot on the transfer document its just the house number on the transfer document that's wrong. The property title number is correct across all 3 documents. He seems happy for us to proceed but isn't being overly forthcoming on his answers.
I think what I am really asking here is can the land registry correct this document? or would we need to contact all previous parties named.
And also would the next door neighbours who's number is on the official copy transfer have any claim on the property we are purchasing.
