  • Hi again - apologies, just had one more question.  I am applying for a mortgage and I understand some lenders won't lend on properties that have been registered with the Land Registry for less than 6 months.  Do you know what date that would be for this property?  Would it be today's date, or the date listed as the "entry date" on the title register?  Thank you!

    The 6 month rule I believe only applies when selling within 6 months of buying with your mortgage. It’s not a rule we are involved with so I’d suggest asking your conveyancer, broker or lender to clarify

    Would it be possible to have an update on my expedited application Title GR223518?
    I last had an update on this site on 2nd March. Since then OS undertook a survey on 4th April. 
    The land involved is a small strip at the bottom of the garden which was enclosed by the builder with a wall and fence and has always been part of the garden. Unfortunately, that strip was not registered when the original owner bought the house in 1999.

    I am selling the house and my buyer is keen to exchange so any update would be help me keep the sale on track.

    (Apologies I originally inadvertently posted this as a stand alone post instead of adding it to this thread)

    Long story short after the death of my Father his share of the property that he owned with my Mum is going to be transferred to me and my brother as per the instructions in his will. I have looked at the LR website and taken advice and I am aware of the forms and documents that need to be supplied (AP1, TR1 plus certified copy of death certificate) however I've hit a bit of a stumbling block with form ID3. Whilst there is someone, a family friend and Navy officer, who can verify my brothers identity my brother no longer has a valid passport. His passport, assuming he can find it, expired some years, possibly even a decade ago.

    I have two questions please - 

    Does this preclude him from using Form ID3 and if so what are his options?
    Can my Mother and I still use form ID3 if my brother has to use an alternative form/process?

    All 4 houses on my new development have been waiting 18 months for our title registrations (out of number HD598608). Can the LR please tell me if an application is in your system yet or should I chase my solicitor again? Thanks in advance.

    Applications of this type can edit that long. There’s no point chasing your solicitor as all you generally need is confirmation it’s been lodged, the (our) case ref, and date of lodgement. Your ownerships are protected from that date. 
    Are you simply seeking confirmation that it’s with us or is there now an urgency?
