Hi Land Registry,
I extended the lease on my property in March 2022. I an now trying to purchase my ex-wide's share of the property but the lease extension has not been registered so is holding it up. My solicitor applied to expedite the lease extension on 9 March 2023 but we are still waning for confirmation. Can you advise if their is an issue?0 -

A transfer between the two of you need not wait for the lease extension but presumably there is a reason to wait. Again your solicitor can confirm“Official Company Representative

Hi - hoping for some advice please. We are in the process of purchasing a property ((Removed by Forum Team)) and have hit a bit of an obstacle regarding boundaries/land ownership.In 2006 the owners of the property at the time bought a piece of land (.(Removed by Forum Team)) from the neighbouring farmer in order to extend the garden.When looking at the title plans we can see the original plot of land, plus the adjacent plot that was bought as an extension to the land back in 2006.
Whilst, physically both plots are fenced within the one garden and have been for 15+ years, the title deeds show a small triangular gap between the two plots. The triangular piece also appears to still be registered to the same Title ref as the large field surrounding the property.
We’re concerned about this as potentially it shows that we wouldn’t own part of the garden.
Our questions are:
- how much should we worry about this? I’ve read a few items that suggest you can rarely rely on Title plans to be 100% accurate?
- Could this be an admin error? If so, how would we go about correcting it?
- Part of the boundary seems to be a dotted line. What does this mean?Many thanks in advance for your help.

Hi we are awaiting outcome of an expedited prescriptive easement. It’s been over three weeks and no further info aside agreement to expedite. I know the web says usually completed within 10 working days. I guess I’m asking how long we might expect to wait. We’re going to struggle with chain etc if it’s much mor delayed0

I’d start by looking at the transfer in 2006 which created title (Removed by Forum Team). That will help understand what was intended at the time and whether an error, of any sort, occurred
And the two titles quoted aren’t in the same ownership so that also needs to be part of the consideration as it’s possible your sellers only bought/had transferred to adjacent land title and that didn’t include the main property
So a few things to discuss with your conveyancer and not just the ‘gap’ referred to“Official Company Representative

OS also used pecked lines to denote a physical feature which is less than a foot in height. So the pecked lines within the roads show a change of surface so a kerb or say grass/tarmac surface change“Official Company Representative

Thanks LR for answering our questions! Just to give a short bit of background, my property is comprised of four titles:
One covers the left half of the property, one covers the right half of the property, one is a tiny one covering the porch and one covers the front driveway. From what I understand, this was because the house is much newer than the other properties on the street, and the house was built across land belonging to multiple different owners.
To my question, do you see any issues amalgamating these titles into one single title (I've read that this could be rejected as it is not essential)? Is this something I could do myself with an AP1?
Obviously I don't want to pay £40 (this is moneysavingexpert after all) if there's a good chance it'll be rejected because it's not worth the hassle.Know what you don't0
