    Our daughter is buying a bungalow.

    She sent me the draft contracts etc. To look through.

    I was surprised that the seller has ticked all the boxes to say that the all the boundaries are the responsibility of the bungalow is this normal?

    Also there are several covenants attached to the title from 1964 one of which is that no motorcycles vehicles etc can be parked in front of the building line which would mean no cars could be parked on the drive! Everyone in the street parks on their drives.

    Her solicitor is on holiday at the moment so I was just wondering if anyone has any thoughts.

    Probably better to start a new thread rather than asking the Land Registry - it's nothing to do with them.

    There’s no normal. They tick based on what they know so if they have maintained all sides then that’s what they tick
    Covenants can be restrictive but do need careful interpretation not only re what they restrict but also who has the benefit of them and what risk/odds exist should they be breached. I’d wait for your solicitor’s advice/guidance

  • Hi @Land_Registry, me again!
    Just checking for any updates RE C304CXR - I think they were waiting for one statement which was being dealt with last Thursday. Hoping this is the final piece before the registration is complete! Thank you.

    Hi @Land_Registry , hope you can help. I'm co-freeholder of a house split into two flats. I'm selling my flat (including share of freehold), and now my co-freeholder is extending their lease. Their solicitor says the lease extension will need to be registered with LR before the freehold transfer can be done. I have some questions and a lot of fears;

    a) Is this correct?
    b) Approximately how long will it take for their lease extension to be registered?
    c) Would this be expeditable? Our purchase is at risk of collapse if this drags on for much longer

    Thanks a lot for any help

    How and when things happen is very much up to the parties involved. I imagine the extension is being made by the two of you so needs to come before you sell. Whether you have to wait for it to be registered before you sell is down to you, your solicitor, buyer and their lender. From a purely registration perspective there’s no need to wait if things are applied for in order.
    Several months wait
    Yes if they request it correctly and submit documentary evidence of the linked/dependent transaction (sale/purchase)
