    We requested more on 17th June and looks like we received a reply on 29th July. That reply, due to the nature of the application, has to be considered by a senior officer. As it has been expedited that will hopefully be in the next few days. 
    I'm sorry to bother you again, but we're apparently still waiting to hear on this matter and I am wondering if it has proceeded any further?
    The good news is that the application has been approved so the restriction will be dissapplied re the specific transaction. 
    The bad news is that we must write to the restrictioner to notify them and give them an opportunity to consent/object. They are given 3 weeks to respond. 
    That will seem odd to many people as the company has been dissolved. However it is a registration requirement and we can’t expedite the timescale within which they can reply.

    I did but profuse apologies as I misread something my end. As they’ve proven the company has been dissolved we don’t need to serve notice so the application should be completed very soon
    I’ve asked the processing team to confirm so will update when I have more and will try not not misread matters our end. Once again apologies

    Hi LR team
    we are in the process of purchasing a property where a second property has been built in the grounds, so this involves a split of the title. The plan intended to be submitted to support this has now been rejected twice, most recent under your ref GM293361/OS2 canc (093-B3-GJ). For this most recent rejection, is the reason for rejection really as simply as the two properties (original and additional) being both outlined in red? If one property were to say be outlined in green, the additional property for example, would this suffice?
    I am tearing my hair out as this has been going on since April. Any pointers welcome.

    An OS2 is a priority search aimed at part of a registered title. So you need a suitable plan that defines the part being protected. So the plan should only define that part and if you’ve marked both parts it will be rejected

    Hi @Land_Registry

    We are in the process of purchasing a part-exchanged home, the seller who is a housing developer has submitted change of ownership request. The title number is MAN327496. Our solicitor would not want to enter contract without the title showing up-to-date registration of the proprietorship. Could I know has this application been expedited and what time will it be completed?

  • It hasn’t been expedited as I said, so might be worth him actually checking online - I’m assuming he checked for you? 
    One of us can’t be right and it reads as if he asked but hasn’t checked to confirm as IF it had been expedited he’d have been told when he asked 
    If it’s in order then it’s completed there and then. If it’s not expedited then the wait time is 9+ months from receipt 
    I’ll flag it with colleagues to see if we can expedite it but I’d encourage you to ask the conveyancer to check for themselves also

    However as I posted I’ve flagged it with colleagues so expedition should follow shortly 
    Thank you for your help with this. My solicitor has now received a requisition regarding a creditors notice that was added to the title register in 1995. I contacted the land charges office in June and was told that it had been removed from the land charges index under section 8 of the land charges act 1972. Can this notice now be removed from the title register and if so how do I get it removed?

  • Hi @Land_Registry we are having a lot of trouble with the solicitors in requesting a name to be added to a land registry. They said it was expedited on the 8th July, which I don’t think was the case on their behalf. Please could you advise, reference number is MG5D25B.
