Land_Registry said:jncr said:Hi @Land_Registry , hope you can help. I'm co-freeholder of a house split into two flats. I'm selling my flat (including share of freehold), and now my co-freeholder is extending their lease. Their solicitor says the lease extension will need to be registered with LR before the freehold transfer can be done. I have some questions and a lot of fears;a) Is this correct?b) Approximately how long will it take for their lease extension to be registered?c) Would this be expeditable? Our purchase is at risk of collapse if this drags on for much longerThanks a lot for any helpSeveral months wait
Yes if they request it correctly and submit documentary evidence of the linked/dependent transaction (sale/purchase)
Thank you - just to be clear it's my co-freeholder who is extending the lease for their property, nothing to do with me or my property/sale other than in my part as co-freeholder - does that change anything?

Land_Registry said:elzpopz said:Hello, I’m wondering if someone can advise on how long it takes for the Land Registry to remove a restriction once an RX3 form has been sent to them.
I am 95% the way through selling my house and purchasing a new one and this restriction came up just last week. It’s about some retained land which should have been taken off my title when I purchased however my previous solicitors didn’t, and as a result it’s stopping my sale going through.Lots of to’ing and fro’ing but finally they’ve submitted it to LR but I don’t know how long it takes.Does anyone have any advice or info?
thank you
Other properties on the development have had this restriction removed at point of purchase/sale as it doesn't apply to residential dwellings.
My sale is about to fall through so I am really worried that I may lose my onward property. I am disabled and finding an accessible bungalow which meets all my needs is near impossible, so if this falls through I am going to have to start the process again - in which one suitable property came up 7 months after first looking. All other queries have been resolved and as soon as this is removed we can exchange.
Is there any chance of getting an idea of when this will be expedited?
Kind regards

If expedited it would then normally be considered within a few days also. Everything then hinges on it being in order of course

Land_Registry said:samrwill said:Hi there,
You very kindly commented on another post I made some weeks ago now. Things are still progressing fairly slowly and I am still very concerned about when we're going to be able to finally complete this whole process, it's very difficult for me to move during the month of September as I start work again and need to focus on settling new vulnerable students.
The current situation is that the buyer have now sacked their conveyancer and appointed another firm of solicitors. They have signed the deed of covenant and as far as I am aware, my solicitor has made an expedited application for the restriction to be disapplied.
I wonder if you would be able to let me know the status of this application? The title number is LL223042.
Thank you in advance.0
