  • Hi, we are currently going through the legal process of buying a barn which has planning permission on already. 
    The barn is part of a larger plot and upon sale to us the deeds will need to be split so we can purchase just the barn and surrounding area. 
    How long is this process likely to take in terms of getting it split at the land registry from when everything is submitted? 
    The planning lapses on Aug 22 and we have seen some wait times of months which is making us a little nervous as we need to start organising the build 
    Any help will be greatly appreciated

    Several months. If there’s a linked and dependent transaction then the conveyancer needs to request expedition.
    Hi Land Registry, how many months is several likely to be roughly?
    The planning lapses Aug 2022 so we have some time but want to get started ASAP 
    is there anyway we would be able to expedite on the grounds we need the property in our name before development started and it was therefore holding up the development?

    Hi,
    My brother and I are in the process of selling a flat belonging to our late father. The lease had to be extended and the flat registered to my brother and I. Solicitor informed me on 15th April that everything had been received by land registry. I have been trying to find out how long this will take to be registered but am not getting much info back from solicitor. I have been told it was expedited. If you're able to provide any idea of timescale it would be much appreciated.

    As the lease has been extended the wait times are lengthy. It’s not been expedited so you need to ask the conveyancer to request expedition through their secure portal and to lodge documentary evidence to confirm the sale/purchase. They haven’t done that yet. 
    Once expedited then it is usually considered within 2 weeks and hopefully it’s all in order. If it is then great but if not wait times get stretched

    We requested more on 17th June and looks like we received a reply on 29th July. That reply, due to the nature of the application, has to be considered by a senior officer. As it has been expedited that will hopefully be in the next few days.

    Several means a number of months. At present 9+ months but timescales will vary over time.

    The application was received on 14th July but expedition only happened today. So it should be considered in the next few days and if in order completed.

    You can start your build as soon as you have completed. You don't need to wait until the deeds are updated.

    You can start your build as soon as you have completed. You don't need to wait until the deeds are updated.
    Ah brilliant, I had actually emailed my solicitor that question on whether we complete before the deeds are updated and you’ve answered it so that’s great to know

    I have just emailed solicitor and asked him to expedite and provide evidence of the sale. He said that he spoke to the land registry 6-7 weeks ago and that the lease and registration were being expedited.
    If everything is in order when it is considered will the lease then get registered or will there still be a wait?
    Are you able to give an estimate of how many more months this could all take?
