    Hi,
    Is there a large backlog for registering a transfer of ownership at the moment? Do you have an indication how long this would currently take?

    We are receiving around 18,000 applications to update registers, which includes transfers, each day. Wait times are stretched as a result so if it was lodged now you are looking at a wait of around 2 months. 
    Timescales are never definitive so the key Q is urgency. 95+% are not urgent but if they are then we can expedite them and the wait time can be reduced to 2 weeks or less. 
    Everything then depends on the application being in order and nothing ‘extra’ is needed

    Managed to get hold off the ref number - any update on this and do you know if it is expedited as solicitors assure me it is.

    Submitted 14th July but not yet expedited. Unfortunately they’ve simply submitted a letter requesting expedition when they lodged it online. Applications aren’t checked on receipt so that won’t have been seen. They’ve also not submitted any documentation to confirm the urgency which is another requirement. 
    I’ll flag it with colleagues re the urgency though and hopefully it can be processed within next 2 weeks. And it’s in order of course

    It is tough times still for conveyancing as the market is very busy and lots of demands on firm’s times. Same goes for us to some degree although we are able to get th8ngs moving if there’s an urgency and we are informed in the right way. 
    It would be great if everything was simple all of the time but it’s often a case of several spinning plates and rarely as quick and easy as we’d all like. 
    I’ve made a note to check on it this week so please bear with me re an update when I have one that’s worth providing 
    And my bit on MSE is much easier than any spinning plate fortunately.

  • Hello,

    I accepted that my neighbour has a right of way across my garden after they provided evidence of it. They are now saying to formalise it,  they either 'submit the Court proceedings, which have already been prepared, with a signed consent Order and obtain a declaration by consent as to our client’s right of way or alternatively prepare an Easement Deed containing the right of way. The agreed right would then have to be registered at the Land Registry'

    They are asking me to agree to both options, but just wondering if I actually have to do anything at all now I've provided a written statement saying they have unequivocal access? I'm inclined to think they just need to do whatever they feel best to formalise it? And then obviously if anyone contacts me in regards to it I will co-operate. 

    I have sought legal advice and had representation and will do so again, but I wondered what the Land Registry's position is on this?

    Any help greatly appreciated!
