    Our new house has this on the deed - 
    1. (12.11.1996) Lease dated 26 October 1996 to name and name for 99 years from 26 October 1996 determinable by notice after the death of the survivor of the lessees. 

    It means a lease was granted in 1996 with a term of 99 years but could come to an and if the lessee died. They are often referred to as leases for life and sometimes associated with equity release. The owner sells property but lease it back for remainder of their life, however long that might be 
    Ah ok thank you, I guess what happened was the house was transferred into the children's names and then leased back to the parent.

    Hi everyone. Quick question. We’re due to pick keys up on Thursday. Should I have had something from solicitor regarding land registry so we know the property is going to be transferred into my husband and I’s name? 

    Also should they have asked if we wanted it tenants in common or joint as we haven’t been asked this or will they just assume joint tenants as we’re married? Thanks

    The prior applications and yours have been completed now so the register has been updated 
    Expedition/10 days only works if there aren’t prior applications. In your case your application was behind two prior applications so not a simple sequence so everything aligning in such cases is rare. The conveyancer was made aware of this

    You’d normally get details from your conveyancer to confirm things before you complete. You then get the keys and move in before they apply to us to update the register re the transfer. 
    Part of the pre completion discussion would normally include asking you if you are JTs or TIC for example. Nothing is assumed just because you are married

    Good afternoon,
    I haven't posted on here before but just wondered if you would be able to help.
    We are in the process of buying our first home, we thought we were ready for exchange however it has come to light that our seller needs a deed of variation for the property and she is having trouble contacting the solicitor that done this for her. Is this something you, the land registry, could get hold of? The sellers solicitor has been sitting on this since March so I'd really appreciate any help.

    We wouldn’t get hold of something. The applying conveyancer would need to do that to ensure that their application was complete and capable of registration. 
    You’ll need to pursuer the solicitor involved

    Good morning.
    I think my vendor is actually trying to ruin my life. I have been waiting three months for them to update their title to include a parking space which they forgot to register when they bought the house. Title number NT562987. They have now in fact registered it as a garage when it’s just allocated parking. Does this need fixing before the sale goes ahead of does the wording not matter. How can this be fixed if not? Will it need an entirely new enquiry or just updating their previous enquiry? What is the timescale for the resolution?

    What they own is a bit of land. What's on it is generally irrelevant to the Land Registry.
  • I am buying a brand new house from the developer. The price quoted is separated into 2 parts; a “basic” price and a price for a number of “extras” that I have agreed to (carpets, white goods, flooring etc). Will the price shown on the Land Registry entry be just the basic price or will it be the total price I have paid including the extras? Any advice appreciated.
