    I’m guessing you mean the conveyancing process plus registration. Can’t comment on the first bit other than I suspect a few months currently - speak to your conveyancer though for clarity. 
    At our end, so after you complete, if it’s a transfer of the whole freehold plus the lease then 2 months wait roughly. If it’s part of the freehold then several months. Wait times to register aren’t always an issue if you are staying put, not selling or remortgaging. Completion is the key point to get to

    Hi I’m purchasing a property where the vendors solicitor forgot to add the parking space to the title. All documents have been submitted including a second set of documents the land registry requested. How long will it take for the title to be updated so we can move to exchange? 

    Also as I buyer am I allowed to contact the land registry directly to chase?

    All depends on what type of application is and what stage it’s at. Not enough detail shared to offer an idea of timescale but your conveyancer or their’s should be able to check/confirm 
    Anyone can chase it but there’s little point if it’s been started or already chased/expedited. 
    Suggest you ask them to confirm specific title number and our case reference, has it been expedited and and what stage it’s at. If that doesn’t answer it for you then share case reference here

    Hello.
    We are in process of selling our house and today have been told by our solicitor that the title plan only shows our house as marked in red and it completely ignores the garden which is actually larger then the house. We have been here for 10 years and were not aware or had this brought to our attention when we purchased 10 years ago.
    Its an old house 1900 ish and historical paperwork indicates the house and garden being as part of the property but for some reason this doesnt translate into our title plan doc.
    I have emailed the LR for some advice but not sure what else I can or should do.

    Do a map search on the LR website to see if it tells you who actually owns your garden.

    Plans and deeds can be downloaded for £3 each if the land is registered.

    What happens next depends on whether the land is registered or not. I’m assuming it’s not so you’ll need to wait for that specific information/advice
    Your solicitor has presumably checked if it’s registered already 
    Unsure what I can add here as no specifics so best to wait for the reply.

    Our solicitor knows about this and says they will deal with it so this is just out of curiosity, what does this mean?
    Our new house has this on the deed - 
    1. (12.11.1996) Lease dated 26 October 1996 to name and name for 99 years from 26 October 1996 determinable by notice after the death of the survivor of the lessees.

    It means a lease was granted in 1996 with a term of 99 years but could come to an and if the lessee died. They are often referred to as leases for life and sometimes associated with equity release. The owner sells property but lease it back for remainder of their life, however long that might be
