Hello, could you advise how long you need to own a leasehold property for, before you can apply for the freehold.

one property we are interested In has LR entries for both the freehold and the leasehold. Another property only had LR entry for the leasehold. How cand you find out who owns the freehold?

When will Land Registry be working again?

We bought a house and completed in November 2019. It’s still not registered.

Our solicitor said they had a backlog at the start of 2020 and we were getting near the front of the queue when lockdown started, but that LR is currently only processing registrations that are expedited due to holding up a sale (ours isn’t). Any timescale for having more capacity again?

We are still open and working. As your solicitor advised we already had a backlog pre Covid and that has now deepened.
We are processing non urgent work as well but if you lodged in November then I would not expect it to be considered for at least a couple of months yet.

    Hello @Land_Registry

I'm in the process of buying a flat in London. I am interested in two currently, both large houses split into two flats but one is leasehold and the other share of freehold. I've been trying to get as much detail about the leases via the estate agents but am having little luck with any clarity. I thought the next best step would be to purchase copies of the lease of each from the Land Registry. But I'm a little confused about a couple of parts of the OC2 form.

It asks for the "title number" which I don't have and am unlikely to get out of the estate agent. Can find this elsewhere or if it can be left blank?

I am also a little confused about section 7 "I apply for official copies of the documents listed below" - am I just putting 'lease' here or is it more complicated than that?

And can you give me a sense of how quickly I could have these copies once I've submitted the forms?

    Thank you!

You can search online for the register and details required re title number and lease. It’s the leasehold register you would need
You’d use OC2 to apply for a copy of th3 specific lease
Applications take a few working days to process

@Land_Registry       Hi Land Registry, I would like to access the official copies of my father's "title plan" and "title register" for his house. Please can you tell me the easiest way to do this? N.B I have already downloaded the online versions, but they were only short and not the official copies. Moreover, I have also been filling in the OC2 forms to access these documents, but some parts of the forms are confusing/I don't understand. Am I using the correct forms to access the official copies of the "title plan" and "title register"? Can I still get access to these official copies during this lockdown period?

    Many thanks

    Hi @Land_Registry
Thanks for the link, I found the properties but there is no mention of the title number. There are two sections listed; one is the freehold and has three documents available - 'title register' , 'title plan' , and 'flood risk indicator', and the other is the leasehold; but clicking this just leads to an "sorry, there has been an unexpected error" message.

Do I need to pay £3.00 to get the title number? Or is it available elsewhere?

The property I am buying is split over two Titles (one covers about 98% of the land, and the other small corner for the other 2%). They are two adjoining plots of land.
I'm at the moment wondering if it is possible to get this merged together and reclassified under one Title (new or existing).
If possible, what needs to be done and what is the cost?
    Many thanks

You need to view/download and save the register for £3

It would be called an amalgamation but we would refuse as it is not necessary. You can deal with two titles in exactly the same way as you would one
