    Thanking you in anticipation... I was just wondering if there had been any progress with an application to cancel a lease, title no. HW51114.

    Quick question, we're in the final stages of a house purchase (with chain) but it transpires some of the land isn't registered so owners are putting in application for possessory title.  They've included a letter from our solicitor stating sale will fall through (to help with expiditing.  This is in Wales (Swansea) btw.  Any idea how long this could take to resolve?  Current owners have occupied land for 30 years+ and it is clear is used by them (house built on it).

    They need to submit the application first. And then request expedition along with documentary evidence to confirm the sale/purchase. If they do it on lodgement then the request is very likely to go unnoticed due to the impact of Covid 19 
    Expedition, if approved, reduces the wait time for it to be considered. Such a claim will often require a site visit/survey and wider checks so you may still have to wait several weeks 
    But your conveyancer can track progress for you

    @Land_Registry  I sent OC2 form for copy of a lease last week and I've not heard anything back yet. Should I have had an email by now? How can I check what is happening with this? Thanks.

    It takes a few working days to process and with Covid 19 impacting on post, printing, despatch and print I’m not surprised you haven’t got it just yet. If someone asked ‘if I posted it last Tuesday when will I receive it?’ then I’d say by the end of the following week taking all those factors into consideration. 
    If you haven’t got it in the post by Monday’s delivery and the payment has cleared, use our contact form 
    Note - you mentioned email but that channel is not used at present. It would be printed and posted so hopefully you included a postal address as well on the form. If not then use the contact form

    @Land_Registry  You told me earlier in this thread that "Applications take a few working days to process" and it's been longer than that now.

    I put my address in section 5 but not section 6. It seems odd that email is the one not working at the moment, I would have thought that the paper versions would have been the more difficult and time consuming and expensive to deal with right now. 
     
    Also, I sent two completed forms for two different leases, along with a cheque for £14 to cover both. Can you tell me why I've got a refund cheque of £7 in the post today..? There was no further information with the cheque. Does this mean one isn't being processed for some reason?

    A few days to process the request but the postal part both to and from is not our process so you have to factor that in too
    E mail does work but we don’t issue OCs by email 
    As to why you got a refund for one I would guess we don’t have a copy. The refund will have been a separate process to the OC one including issuing any letter confirming the reason. 
    Unfortunately Covid 19 has impacted in a variety of ways on what are normally seamless processes but you already appreciate that from your own comment 
    if you’ve received the refund then you know the applications are being processed so my advice would be to bear with us and the post a little longer.

    Ah. This is where I got confused. I factored in posting to you but not posting back. You said a couple of days so I thought that was to get it via email. Not emailing OCs is confusing as the OC2 form does say "if you have supplied an email address in panel 5, then, unless you complete the box below, any official copy will be issued electronically to that address". I didn't put my address below as I preferred an emailed copy for speed purposes. The form really should be re-written to be less confusing.

    Will I get details of why one of the two isn't available? And if you don't have a copy - what can I do to get hold of one? If you don't have it then I'm not sure who else would..?
