Hi @Land_Registry hopefully you can help.
My wife and I realised yesterday that we havent updated her name on the land registry of the house to have her new surname.
Everywhere I read suggests it is very straight forwards to do this, but we just cant get our head around it. We'd rather not hire a solicitor to put in the necessary paperwork if it is genuinely something we can do our selves.
I've read previous posts on here saying you can just send in a covering letter and the marriage certificate to do this, but they are largly old posts, so I dont know if still relevant?
From what I can tell we need to send in a AP1 which has a lot of questions which dont seem relevant (but equally I wouldnt want to waste someones time by sending it in without the required bits). I also see ID1 mentioned, but am not clear if this is needed in this instance as the wedding certificate would be included?
Finally ince you have the correctly filled out forms, how long does it take to uppdate? I ask because our mortgage deal is due to change soon and I dont want to hold that process up.

No fee and no ID
Once submitted you then need to contact us to request expedition and lodge a copy of your mortgage offer - if you don’t it could be weeks before it’s processed
May seem odd to lodge and then request but we are working remotely so not as normal. That means applications are taking longer and aren’t checked on receipt. Only way to pick up an expedite request is if made separately“Official Company Representative

We'll be speaking with them on tues so will ask if its really necessary espc with delays, or if we can keep mortgage in her maiden name (although they have already updated her name on other records)0 -
We are in the process of buying our first property and the sellers solicitors have just submitted the request the register the deed of variation with the land registry (solar panels). Do you think this will be processed before our mortgage offer expires on 18 July?0

Hi Forum Members. Mine isn't a query. I would however, like to raise awareness of those companies that offer the service of retrieving documents for you from the Land Registry, at vastly inflated prices to those you would pay direct to HM Land Registry. Some of the websites are so designed as to dupe the layperson into believing they are doing business with HM Land Registry. Their name, logo etc give that impression. Only in the very small print, in a part of their website one would not need to visit in order to access their service does it actually state that it has no affiliation to HM Land Registry. An example of the vastly inflated pricing structure is the cost of a copy of the Register of Title - HM Land Registry fee £3. Online Land Registry fee £27 for exactly the same document. Beware People. Only deal directly with HM Land Registry. The online companies don't even complete OC1 or OC2 or another HM Land Registry form to retrieve your documents.... they just tell you they can't get it.... but after you've paid your £27. Beware.......0

The occupiers of the house we're buying is exchanging (part ex) today with the property developer of whom we're buying from.
My question is, how long will it take from their exchange to give my solicitor all of the necessary undertakings/title transfer paperwork which we need for our exchange?0 -

However if that transfer is then attached to the purchase of the development property the delay could be significantly longer. By that I mean that LR could hold processing the old property transfer to process alongside the purchase of the development house
You could ask the other party to ask their solicitor to expedite the transfer of their old property citing onward sale.0
